    Is there any rule that says you cannot provide the estate agent with the wording you want to appear or even the photos you want them to use?

    The property only had two bedrooms. :D

    I asked for people to give me some feedback and I'm glad I did. Running your own business and doing so many different things at the same time makes it easy to take eye off the ball.

    None, unless you are planning on making stuff up. Adding a ficticious third bedroom may cause problems :). Although I've seen fish ponds described as swimming pools, & cupboards described as bedroom/study.
    Remember the agent works for you. You will be paying his bill.

    I think everyone can see I wasn't taking issue with the number.....

    I also think if I'd hired you to sell my home, and found that you wanted/needed to ask for advice here, and seem to spend so much time here, I might be looking for another agent.......

    Do you think your clients would see this as part of your forward-looking strategy, or would they regard it as idle surfing....?

    I see it as a good thing that I'm brave enough to ask for feedback. Every business should do that. This place is ideal for it.

    I'm going on holiday Saturday so just prepping handover this week and chasing loose ends. No point me going out on valuations as I'd not be able to follow through with them.

    I get all my biz by word of mouth, so obviously doing something right.

    Well it must be just me but I thought the photos were quite good. Someone said the TV dominates the living room but I didn't even notice one. I can see that the living room is big enough for a corner sofa and lots of shelves, which is what I like to see. Plenty of adverts have no books and I wonder where I can put mine. Kitchen photo is pretty rubbish so you could change that. The bedroom and study, again I can see that I can fit enough bedroom furniture in, have a decent size desk upstairs plus more room for storage. Garden does need tidying, looks like you have strewn bits of wood around.

    It does annoy me when rooms are so decluttered that I can't see where people put their stuff.

  • If the loft room is only being sold as a storage room - you can't use it as a study!

    If as you say it is only a storage room - the subtext is "there is no building regs approval for this room"

    The room is either storage (and therefore should be sealed off and NOT have a desk in it!) or a living area (in which case it is subject to building regs and can magically become bedroom 2)
    Unless it is damaged or discontinued - ignore any discount of over 25%

    Generally quiet are you in the afternoons?

    Maybe it's time to stick your own head above the parapet before you choose to mock others?

    I'd rather have an EA who felt there was room for improvement than one who had all the answers, so much so that he felt able to mock.
