    The bedroom one gets me....quilt pulled down on the camera side, I presume to hide the bits under the bed but you can see the bits under the bed in the reflection in the mirror!

    The kitchen one just draws the eye to the bin.....
    We made it! All three boys have graduated, it's been hard work but it shows there is a possibility of a chance of normal (ish) life after a diagnosis (or two) of ASD. It's not been the easiest route but I am so glad I ignored everything and everyone and did my own therapies with them.
    Eldests' EDS diagnosis 4.5.10, mine 13.1.11 eekk - now having fun and games as a wheelchair user.

    The details are very boring, it's as if they have started off with a ctrl+V of "Having a uPVC window to the.."

    From the details it looks as if there's no window or anything in the loft, but is it big enough for a double bed? If so it could it be used as a guest room and get Connells to put it in the details.

    All the photos are awful, none of them show off your rooms to their best.

    Get them to retake the outside and this time make the photo straight!

    Put the two living room photos next to each other, so that you can immediately see it's the same room!
    Move the bin and tidy away the cook books and some of the clutter in the kitchen.

    Move all the toiletries from above your chest of drawers in the bedroom and is this really the best photo they can get of this room? The wardrobe reflects the drawers and that bit of the room, so maybe the photo could move over a few feet?

    Lose the hallway photo, it really adds nothing.

    Not sure how you will make the photo of the bathroom better, but people do need to see it's a white suite as it's not mentioned in the details ;) I would forget the photo of the sink, it's so small it puts me off more than anything (also there's more clutter underneath).

    Lose the clutter in the loft room, what's the planks of wood all about? If they are wardrobe doors then fit them! It puts me off seeing that you have to have clothes in the loft as well as in the bedroom, suggests to me either you've got far too much stuff or there's no storage. Also put the steering wheel things away for the photos and the thing dumped on the floor next to the planks of wood.

    I've left the outdoor photos til last, why aren't they placed together on the ad? The photo of the workshop is awful it's so dull and drab, close the door to the workshop, maybe paint the back fence if you're allowed to give the place some colour.
    What's all the stuff next to the stone wall? If it's rubbish dump it, if it's plants try to bring them back to life. Where does that walkway go? Is that there because your garden is behind the other flat's? If it is then stand there to take the photo.
    Ok just looked at the photos for the umpteenth time and figured out that the photographer has his back to the nice pergola in the other photo - definitely take a photo from the walkway, this will show off the pergola and will lose the photo of the stone wall.
    What's the work room like? If it's usable as an office then take a photo inside and show it off (also if it is then move most of your computer stuff out there so that you can put a bed in the loft room.). If it's just a tatty old shed then try not to make so much of a deal of it in the photos!

    IMHO you just need to clear the tatt away from the all the surfaces as it really gives the impression that there is no space in your flat at all, whereas the room sizes on the description shows that the rooms are a good size.

    Finally why is there no floor plan? On the Connells website there is a tab for one, but there's no plan, if they offer it get them to do one.

    If I were looking for a flat I'd love one that had so much space. A driveway for 3 cars (presumably just for you to use), carport, workshop, loft room. All straight forward and modern looking inside.

    So then i google streetviewed it, nice looking road, easy on road parking, no yellow lines.

    Then I looked at what you'd paid for it and when, I'm guessing £68.5k in November 2005... and I notice it was only £27.5k in 2002 ... and I sigh. (Although with flats it's a guess which is which in a property). Zoopla indicates it's worth just under £65k.... so I now wonder if you're taking the mick.

    Next, it's "what's available close by of the same sort/price" and there isn't much, but there are some equally fine places close by... they tempt me to thinking I could have a house, rather than a flat, even those haven't got a workshop.

    It does all look a "bit blokey", nice, but as you can see from the above, the girls (who actually do the buying) are looking for a bit of pink and fluff.... so at the moment your flat is probably ideal for a single bloke who likes his gaming and possibly has some junk/motorbike that the workshop would be ideal for. The question is, how many blokes like that earn enough in your area to be able to buy your flat. With that driveway he could have pizza/Lan nights..... mates ... but no gf/2nd income :)

    Regarding the asking price im not sure on taking the pee ? i cant help what it sold for 8 years ago, as you can see 68.5k in november 2005 and i have said i have dropped to 75k thats a very small increase in 5 years considering the flat was a shell when i bought it. I havent merely decorated it was a development property, rotted floor boards, holes in baths etc..

    Agree there is better stuff for not a lot more cash though, i think if no biters at 75k though i will just keep it as im on the border of losing money then :(

    How long is the lease left to run?

    How much is the ground rent?

    Management charges?

    The description mentions 3 car off-street parking, does this belong to this flat?

    Also, the rear garden and workshop, do they belong to this flat? Seems strange for a 1st floor flat to own the garden, workshop and parking areas?

    No ground rent btw, and the lease is 76 years :)

    Hi Des, yes its all mine. The 3 spaces the workshop and the garden.

    None of this is stipulated as it just stated what its got , not what people are questioning i suppose. Perhaps i can get them to add in brackets that they are all part of our property. Cheers
