Critique my for sale advert

Its been up for about 3 months now and not a single viewing. Connels originally valued it at £89,995.
We dropped to £82,000 to get interest as we knew it was too high, have since requested to drop it to £75,000 but lack of comms from EA means this hasnt been done.
I feel totally let down by the EA, they promised contact each week with feedback and i havent been contacted ONCE.
Im not desperate to sell , im just glad i talked them out of fees for taking it off the market etc.. as they would have made their money that way instead.
Anyway can someone go over the advert and critique it so i have some ammo before i go shouting at them

They could give their opinion on what the problem is ? suggest dropping the price, tell us that people asked about it but thought it was too expensive so walked away, tell us that people were put off by certain things that we can change in the photos or the advert etc..
They promised to give us weekly phone calls even if there wasnt anything to tell us, her marketing ploy was a very good one but its starting to look like a very basic advert with not a lot to jump out at you coupled with an over priced valuation. I would just like some feedback on the advert itself realy though0 -
Worst set of photos I've ever seen. Half the number of pics but improve quality to as good as they can possibly manage. No effort has gone in to that set of details whatsoever.I'm an estate agent. :j0

i just looked on rightmove using Connells post code and there are no propertis of any sort for sale... that seems very odd...
have you checked out yourself on rightmove as to how many other one bed places are for sale in your postcode ?0 -
I don't think the photos are that bad, there's a bit of "clutter" you could have tidied up like on top of the drawers in the bedroom and all the computers in the attic, but you can easily just move stuff out of the way, take some pictures and put it back again. Also the corner sink in the bathroom suggests that the room is very small. A floor plan is always useful too, you can always do a very simple one yourself using graph paper.
It doesnt say how long is left on the lease, this is very important information.
What does "as specified" mean in relation to the double glazing and central heating?
I've not looked to see how many other similar properties there are for sale in the area, or how many have sold, but you should be able to find that info out quite easily yourself using rightmove and nethouseprices etc.0 -
Have to agree with Simon above. The main pic is not straight. Most of the others are the same... use a straight-edge in the viewfinder to line the shot up with..
Look at the thumbnails and see what draws in the eye for each pic. Kitchen - all i see is that bin. Lounge - that TV dominates. There's way to much clutter in attic. The pic of the stairs is just that; a pic of some glass next to your stairs. The bathroom shots are fairly pointless as they are too - the toilet takes up 60% of the first shot and the other one just shows a towel radiator.
The house actually looks nice from the outside (im a sucker for a good looking frontage) and the rooms look well decorated. Just de-clutter a bit and re-take the photo's..

No idea why other properties cant be found with your search clutton , there are LOADS of houses and flats for sale with connels around Wednesbury , perhaps you need new search shoes ? lol
"As specified" im not sure why that is there , perhaps she wasnt paying attention when she got here, but all the rooms are central heated and all the rooms are double glazed.
I will take some more photos that should be suitable and then im planning on moving agents to be honest.0 -
P.S the comments on all the computers ? I cant see any computers in the attic shots ? just a couple of monitors. Its advertised as loft/study area so a desk with a couple of monitors is fairly normal ?
Will see what i can do to make it look prettier though.0
