Critique my for sale advert

    The idea of photos is to show off your property.

    You need to take shots that show the space rather than close ups.

    As others have said get rid of anything that doesn't need to be there even if you only move it to another room whilst you take the shot.

    I can't work out the relation of the decking/garden etc from the way its shown.

    Thanks for the input Doozegirl, if i am overpirced thats cool i am willing to drop so far but i didnt value it, the estate agents did.

    In my defense all of the new builds above , none of them have a garden , they all only have one off road parking space and the rooms are tiny. Square footage my flat is bigger than all of those both internally and externally. They are also shared hallway residence.

    The 2 bed house on the same street is an absoloute nail needs gutting totally and rebuilding from the inside out so not quite a fair comparison but i see where your coming from and i appreciate it.

    Putting a list of points down for the EA now :)

    Bless you. The problem for me is that I probably wouldn't click into yours to find the garden. Without doubt you need a headline that tells people it is a garden flat. But there are 36 2 bed houses under £90k in Wednesbury/Darlaston and yours is the second most expensive 1 bed flat after the new builds which are probably actually cheaper as well (and they come with a new build premium so it's a good job they're small!)

    This isn't the area where one bed flats are popular though so you're always going to be on the back foot.

    Speaking as an FTB, leases less than 80 years always put me off, as they require some cost in extending. You may want to consider extending this now.

    I want to know if the drive/back garden/ shed are mine, or shared with the flat downstairs.
    Also concerned about complaints from downstairs with laminate floor everywhere!

    No hint of lease length/ground rent/service charge etc
    Also, no indication whether that loftroom has been properly converted or is a self-done botch job

    Thanks for that, loft room is being sold as storage only so it doesnt really matter, but its certainly not a botch job.

    I have covered the ground rent thing, cheers and have added it to the list of stuff to tell the EA.

    As previously stated its all mine... allll miiiinnneeee :D but will ask the estate agent to perhaps make a point of that somehow.

    No noise complaints with the laminate, its properly insulated between the two flats, its not purpose built but its very close to as even stair cases were put in seperately etc.. it doesnt feel like the upstairs of a house but im not sure how i can really add this to the advert without trying to make it look like i am hiding something :)

    I think they could be improved on massively, even by a monkey with a paintbrush.

    Do you know how much they cost these days!!!! :rotfl:

    My first thought was the pictures too but then again i dont think bad pics would be enough to make me totally rule it out. Im not sure if id want bad 'honest' pics or ones where the agent has used a wide angle lens and made the room appear a lot bigger then it is, or holding the camera up at least 7ft level pointing down.

    Worst set of photos I've ever seen. Half the number of pics but improve quality to as good as they can possibly manage. No effort has gone in to that set of details whatsoever.

    Wow.

    After the drubbing you got in the forum yesterday over your pictures AND your poor grammar and proofreading, you're in a poor position to criticise others ........
