its not purpose built but its very close to as even stair cases were put in seperately etc..
If you have your own separate entrance you really need to emphasise this, when buying a flat this is a big positive.
I know you are only selling the loft space as storage, but getting rid of all the computer/stereo stuff up there and putting a bed there would help sell it. You don't list it as a second bedroom, but at least people can see there's room for guests to stay.

Pic 1 - someone was too lazy to move the wheelie bins and the car(s)
2 - Find an angle that excludes the fronds and light creeping in at the side of frame. Tidy the top of the subwoofer and the occasional table.
3 - Find an angle that doesn't feature the SIDE of the microwave. Someone was too lazy to take the fry pan off the top of the cooker, and to move the bin. Tidy the bookshelves with all the cookery books.
4 - Does leaving the shed door ajar add to the appeal?
5 - Tidy the top of the chest of drawers and the other unit.
7 - Again; tidy it up. What do the bits of wood leaning against the desk add?
8 & 9 - OK, but essentially nondescript
10 - Nice clear shot of the toilet, but is the toilet your big selling feature? Everybody's got one, nobody really wants to LOOK at somebody else's
11 - Tidy, tidy, tidy. Who wants to see a photo of your toothbrushes and cleaning products?
12 - Someone FINALLY realised they should move the wheelie bins, but decided the cars were part of the sale after all......0 -
Can the sitting room picture be taken from another angle? It looks all sofa.
The kitchen photo looks like it's of the bin. Move that and move the books too.
Can you borrow some flowering pots for the garden from someone just for the photos? Garden looks sad
The bedroom photo seems a strange angle again, is there no room for bedside tables? Can the clutter on the drawers be hidden?
Office space is nice, can you hide the spare shelves somewhere?
Random photo of the landing... If you have to have it can you sand and paint the radiator? With the decoration being so specificly new looking and matching elsewhere, that rad looks odd!
Why are the towels on the bath not the towel rail?
Can you put a pot of flowers or a hanging basket out the front?
I think it's a nice house, although my boyfriend wouldn't because of the wallpaper. If i was going to buy a fully decorated house then i wouldn't want to have to take it all down and start over as soon as i move in.

I took it on the chin and took the time to improve. This estate agent should do the same. Fact is, none of my photography is anywhere near as bad as this.I'm an estate agent. :j0 -

It should read that it's a large one bedroom flat, with an additional loft room, and garden & parking. I don't care about the upvc & unless you have made the entire flat from it (& this would not be a good thing), you don't need to mention this til the end. You can see the windows in the pictures.
And the length of the lease is HUGELY important. You need to deal with this issue now. Look at www.lease-advice.org for how to atleast start the application for a lease extension. As you have been there for 2 years you are eligable to do this. Any new buyers would have to wait, & the cost of a new lease would only increase. Have you spoken to your solicitor about the lease length at all? Have the agents not mentioned how much of a problem this is?0 -
My two-pennorth for what it may or may not be worth, the only bit of ceiling I can see apart from in the loft, is a bit in the lounge where it's painted dark. That would set me thinking I'm going to have to paint all the ceilings, and with several coats of light paint, to get the light bouncing around in there.
In the loft is it painted the colour of plaster, or is it bare plaster?
It needs a good declutter for the photos. And what are those lumps of wood in the back garden?Make £2025 in 2025

P.S ceilings are all neutral light colours, the flat is very bright to be honest. The ceilings are very high ( circa 11 feet ) so its difficult to get them in shot.
Attic is painted magnolia, no natural light up there playing with the white balance maybe ?0
