Glad you are back on, thought all out narf/sarf rivalry had put you off!

We move in 3 weeks, but its a dubious 2 bed at £320 a week. . . we use it fine as a couple but as sharing it may be a bit tight, but it has a garden and in a brilliant road in Muswell Hill.

You will find your space, thats the joy of London! I would add to your list price, bills, commute are basics, but look at access to amenities you want, food shops, gym/pool, parks, theatres, libraries, restaurants.

I agree on the Northen line comments from lynzpower, but it is also the most expensive tube line to live on and Piccadilly and Vic are more reliable, especially if you live after Finsbury Park and can then change to whichever one you need after that.

Nah, don't worry. I was getting confused so had a long talk with boyfriend. He has also asked me to move towards end of September or even October so he can either find somewhere by himself or find a house mate.

That kinda means that your place isn't an option, thanks though :)

I do have a list of area wants. I'd like a place with nice pubs, a supermarket, cinema and if possible... a park. The expense, safety and travel get priority though as I can find those things in central London.

Thanks again for all the help. I have joined uk.easyroommate.com, if I find anything on there or while I'm wandering around London maybe I can get feedback on the area from all you helpful people :)

If Walthamstow Central on the Victoria is too expensive flats and flat-shares can be found at Blackhorse Road and Tottenham Hale (nowhere near the more dodgy bits of the 'nam) which are about 25 minutes from Oxford Circus. There are some pretty decent properties round the back of Seven Sisters station as well but that might be a bit too "lively" for an out-of-towner's first home here.

Never forget that there are decent streets in even the most unpromising neighbourhoods. I live on one myself

    the 'nam ???? Whats that?

Is only around the back of Seven Sisters ok? Why would it be too lively for me?

I've just graduated but still feel like and live like a student so I want lively and fun but yeah, grown up a bit so want safe too :p

You can live on a decent street but may have to walk through a bad neighbourhood to get to work or to go out. That's why I'm asking what neighbourhoods are bad.

the 'nam ???? Whats that? "The 'nam" is what one of my pals calls Tottenham, which is where I am. A lot of the streets here in N15 and N17 are rather scruffy and the crime-rate in some places high. I live in a relatively peaceful and safe neighbourhood very close to Tottenham Hale tube station which is why I recommended it

Is only around the back of Seven Sisters ok? Why would it be too lively for me? I mentioned the back of Seven Sisters station because there are some rather nice Victorian houses there. I meant "lively" in the sense that it's not the safest area around here but there are also some decent properties round the corner on Stamford Hill going down towards Stoke Newington but the further down you go the further away from the tube you are. Bus services are pretty good though and the number 73 goes to Oxford Circus

I live on a decent street but don't have to go anywhere near a bad neighbourhood to get to and from the tube station as I'm only about a three minute walk away via a busy main road.

When you're down here scouting areas ensure you're around after dark, then you should get a better idea of what's what.

Id agree this is "lively", ( positive spin) I personally wouldn't live there, and I live in E&C!!! :D For a newbie concerned about crime, I think it might not be the best location for our Dogactor.

I did have a pretty ropey experience once there though, and I think that has marred my view somewhat

I got a message on uk.easyroommate.com. It sounds good, what do you guys think? Anyone know what the areas like?
I love that it has a garage too! That will probably mean that my motorbike can come too :D

    Hi emma
My housemates are moving out at the end of July, one to get married and another is moving in with his girlfriend. The house is simply enormous, it is detached with a garage and even has a swimming pool (sadly not in use) in the massive garden. there is an outhouse being used as a games room. It is about 7 mins walk to Wanstead tube and about 10 mins to either Snaresbrook or Leytonstone tubes. The N8 and N55 night buses stop about 50 yards from the house. The cat is no problem. I am a barrister and part time music journalist. Please email me if you would like any further info..Veronica
  • I think lively is a very positive spin! Used to cycle through Seven Sisters on my way to and from work, and you really can go very fast when you want to!

'nam is a p*ss take on Vietnam, although there are fewer helicoptors hovering over N15 and N17.

You will realise we are all postcode snobs in London, and so you can get nice areas cheaper by being 1 street in the "wrong" postcode!

For Islington/Angel it would be N1/EC1, but if you go further and get N16 stoke newington, E8 hackney borders, N5/N4 Highbury up to Finsbury Park (Highbury better, Finsbury Park usually under a gun siege somewhere, but have worked there on and off for 8 years and am not holey!).

If you did Lynz' Northern Line the N6 Highgate is pricey, but slightly lower is N19 Archway (or Highgate South as some call it!) and Muswell Hill N10 (and a bus to the tube), but N2 East Finchely a bit cheaper.

That area is AMAZING ( kicks most areas we have been mentioning into a cocked hat mate, seriously, that area is really top drawer)

If you want parkland you got it in spades there right on the edge of Epping forest. LUSHIOUS!!

Id wager that is round the corner from where I used to live!!

TOP area very very nice indeed!!

Also some nice pubs and Great resturaunts on Wanstead high street. A fantastic Vietnamese place that just is so so nice. NO ROUGHNESS , very very nice indeed

YA! Thanks. Will definitely message back and check it out then.
I looked on Street View too, it does look very green and nice :) Really what I was hoping for. I liked that I found 2 little girls on bikes on their own too. That makes me think its a safe area too.
  • Wanstead is lovely.

Someone did suggest it earlier in the thread I think.
