Am I still allowed to post here :rotfl:

Just checking in. I've been decorating for 7 days solid, shampooing (sp) carpets and oh my, all sorts of stuff. I've needed to put in a new oven (as the temperatures had all rubbed off - didn't notice that at the viewing ), a new pump for the hot water tank as it was chugging and my exhaust fell off the day we picked up the keys - money saving isn't going well, but hopefully it will get better.....I still have SO many boxes to unpack and I've never worked so hard.

    Welcome Toon.
Sally I'm with you on the not knowing anything, I didn't understand much but our mortgage advisor and solicitor knew each other which was helpful and they kept us on the right track. Just sign your life away like we did!
    Yak - start packing! :o
Lucy - you're catching up and when all the money leaves your bank, it will make you feel a little ill but it'll all be worth it. Honest.
Zoom - I'm keeping my fingers crossed for you.

after seaches are back does this mean the next stage is "exchange contacts" is this the legally binding one??:j or was it the completion one??

Am soooooooo :j sooooo :D excited wanna move now, am hoping and prayin everything will go fine... goin for a second viewing to to measure up LOL (to be nosy again really) ;) the EA said the vendor has already packed up and is movin and a few boxes will be left while the viewing, wish we could move in and keep the house warm LOL :rotfl: :rotfl: :rotfl: as it will be empty... i wish!!

  • Right well looks like we're all set for exchange next week, just got to get all the money released from the bank and transferred by CHAPS.

Sent back our checked and signed SDLT form today.

OH has sold his DJ equipment (I told him that there was absolutely no room for it in the new house!) so it looks like we're on our way!

Just need a definite date for exchange so that we can finalise the home insurance, we've decided that we're going with Direct Line as they've come out the cheapest.

Solicitors will wait for your cheque to clear (5 working days) before they can send off for your searches - Searches can be done in a week to 10 days but can take longer - keep nagging solicitors and estate agents ;) to chase up the searches!

They may need to raise enquiries when they've had searches back but once all enquiries satisifed you should be able to proceed to exchange (Solicitors will send you a 'report on title' letter with all the relevant documents to sign and request for deposit/balance completion monies).

On exchange the completion date is confirmed which means you can go ahead and book your removals (exchange of contracts puts everything on a more certain footing as there are penalties if either party pulls out after exchange)

On day of completion the monies change hands and solicitors will telephone to let you know when you can collect the keys and house is yours!

A bit simplified but hope this helps

    Good for you.

You must be well pleased, especially getting rid of the DJ equipment (sorry my H likes to deafen me).

Have you decided when you would like to complete (recall something about carpets)
  • Thanks for that!

We want to complete W/E 24.11.06. The carpet bit was so we would have a 2 week overlap between new house and rented to paint and put carpets down.

Judging by the update on your sig, you've moved things along a bit? You never know we might be popping that champagne cork at the same time! Lets hope so. _party_

Waiting for the solicitor to finish messing with questionnaires and send search results etc.... i just want to move,,,, NOW!!! im sooo impatient!!

Glad everyone else seems to be motoring on thru the process
  • My bank has been in touch with me today and said my the mortgage has been approved and uploaded to the Mortgage Service Centre, they have also got in touch with the valuers to tell them to get valuing :) I'd already sent off all my details so my solicitor could start searches but they havn't took any money so I don't think this has started yet, looks like I'll have to get in touch with them and get that going. Ooooooooo it's getting exciting now.
