  • Well we were due to complete on Friday 24th November but we want a longer overlap on our rental property so we're now completing on Tuesday 21st November.

    Everyone keeps asking me if I'm excited, I'm just stressed!!

    We're trying desperately to get access to the house so the carpet fitters can measure and give their quotes as we def need new carpets laying. OH seems to think that we can pack and sort through mountains of junk at the very last minute!! MEN!!

    I hope the rest of you guys are still on track, it seems to have taken ages but in the grand scheme I guess it's gone quite quickly.
  • I'm a little confused at what is happening with mine now. As I said in my last post the mortgage was sent to the Mortgage Service Centre. Anyway I then got some forms to fill in which were basically telling me how much my mortgage would be and how much i'd pay etc. I assume this was the mortage offer. Signed and filled this in. Gets a call of EA telling me they havn't heard from the Surveyors. Anyway after a bit of ringing about got a call from EA telling me they had booked a day for when the survey would be done. Great.

    Survey was done and got another call off the EA telling me to let them know when I find out about the report. This is where I am now at and confused so I'm hoping someone can help. The survey was a fee free one so basically it was for the banks benefit so I could get the cash and I won't find out if there is anything wrong with the house. Fine by me saves me cash hopefully, fingers crossed, touch wood and all that.

    However surely that means I don't hear from the surveyors about the survey? So does that mean the bank will be in touch with the EA once they get the report back ? I got in touch with my solicitor about the searches because they have the money ready to do them but they have said "I have no details from the estate agent confirming the sale is agreed and
    hence..nothing from the solicitors acting for the seller either." So are the EA waiting till they know the survey went well or should I be ringing someone and finding out something ? I'm all confused now.

    Your post struck a chord re the rental overlap etc as we'll be in the same position. :rolleyes: How long an overlap are you going for? :confused:

    We need to give 4 weeks notice (starting on a Monday) on our current rented home but our solicitor has told us we need to exchange and complete on the same day as we've asked for 100% mortgage.

    I'm nervous our move will fall into that Christmas period when ALL workmen hibernate and we've a massive paving job to be done before the new kennels can be put in...then there's laminate flooring to go down and blinds to measure up for and get fitted.....and...and.....<takes deep breath!> :D

    Well we were initially going for a 2 week overlap so gave our preferred completion dates etc but then after looking at the dates that did get finalised we realised that we would only have just over a week and only one weekend before we had to be out!

    So we knew it was last minute but we got the solicitor to bring completion forward by a couple of days to Tuesday. This means that we can get stuck into all the jobs that need to be done before any furniture gets moved and then we can hire a van at the weekend.

    We've already been warned about the Christmas period, I would maybe try to get things provisionally 'booked in' sooner rather than later and work on that basis.

    When are you likely to complete?
  • Well we've been browsing the calender and I guess completion depends on when the mortgage offer comes through...from reading the boards here that could be anything from days to weeks post-survey :rolleyes:

    Obviously its limited by the Monday issue and there is frighteningly few Mondays between now and Christmas! :o

    I'm really in two minds whether to "push the boat out and go full steam ahead" for completion asap or to chill a bit and delay completion with an actual move mid to late January :confused:


    Working on finding someone to lay paving slabs.....
    Working on finding the best laminate flooring fitters....
    Have paid deposit for new kennels and they are on standby to deliver....

    It all gets a bit mind-boggling when we think about how much actually needs organising - just when we thought we were keeping on top of it all by sorting stuff re "To Keep" or "To Bin" or "To Recycle" :rolleyes:

    Talk about a stressful couple of months ! We still haven't exchanged. Signed 2.5 weeks ago, but HA has to approve mortgage and manager there has just returned after being on a couple weeks sick, so no hope of him attending to it immediately. It has taken me a long time to realise this but HA's are useless (hint hint Ghost Dog)

    To top all this out, we have given notice on our rented placed and have to be out on 2 December. Officially we may be homeless ... OG let me think about something else.

    Anyway, once again, congratulations and BoL.

    I didn't realise the HA had to "approve" the mortgage....? Here's hoping our HA contact doesn't go down with anything! :o

    As an aside...........I've been homeless for real which makes buying into this property taste all the sweeter. :T I hope it all comes together for you ;)

    If I recall correctly, you are purchasing directly from the HA, so they have vested interest.

    I, however, am purchasing from the previous owner, so the HA isn't involved in my 'purchase' as such, although in terms of the lease agreements there are all these terms and conditions to complicate (and especially delay) things. My HA just keeps referring me to the vendor and his solicitor.

    They couldn't even help with the handing over of keys !! FGS

    Regarding the mortgage offer being approved by them, my solicitor really should have picked this up earlier, saving us time now, but no one is perfect.

    And the vendor is paying the HA £700 for introducing us.

    At least I will know what to expect when it comes to sell, but I will have probably forgotton all this agro by then.

    Just in case anyone else finds themselves in the same place I was I'll let you know what happened. After much ringing around I found out the EA hadn't instructed either solicitors that the sale had been agreed. Apparently ours don't do that until I have got a mortgage offer which I already had last week and told them about. But never mind they have sent the details to the solicitors now so I guess I'm just waiting on the search results now before we can arrange to move in :T
  • Can I just ask, how long do searches take normally I'm wondering when I might be in my new house :)
