Hypno, you know what a push I've had to make on the decluttering because I was downsizing - all I can say is, no matter how much I *thought* I'd done, there was still so much more I had to do - I couldn't believe the amount of preparation I realised I should have done! But you *have* done a lot, there's no doubt about it - and all your efforts are going to go there now, I've no doubt.

Yes, mac, I am on a 10 year (attractive) fixed rate, so am just porting it to the new address.
