  • Our LHA rate is not just based on our town though but neighbouring towns which are cheaper to live in than mine.

    I can assure you that in my town you can't rent a 3 bedhouse for less than £600 unless it's on a council estate.

    Well, if you restrict yourself to the most expensive areas, you pay the most expensive rent. But that's a choice for you to make. Having made that choice, you can hardly complain afterwards.

    Will everyone's LHA be changing or will it only effect people that live in London etc?

    It seems to be a flat national cap regardless of area.

    "From April 2011, new Local Housing Allowance Rates will be introduced. A new maximum limit of £250 per week will be applied to one-bedroom homes, rising to £290 per week for two-bedroom properties, £340 per week for three-bedroom properties and £400 per week for homes with four or more bedrooms. "

    I'm not complaining i'm stating a fact & admit that I choose to live in a better area & substidize my rent.

    My question was is everyones LHA rate changing or just the ones in London?

    As far as I can tell, its national with the maximum caps to apply anywhere.

    I don't believe this means that there are the same rates of LHA across all areas as I imagine they will be managed as per before on an area by area basis (broad rental market rate), just that the maximum is a national figure.

    The problem is where I live you can only get a 2 bedroomed house for that amount of money. My 2 son's are also autistic & can't share a bedroom without killing each other so I actually need a 4 bed house which costs £850 plus a month.

    The only place I could afford to live for £576 is a 3 bed house on the roughest council estate on the opposite side of town miles away from my kids school.

    I have to top up my rent which is £925 pcm with my 2 son's DLA money already.

    It's annoying that they don't take medical conditions like autism into account when deciding what LHA rate your entitled to as i'd get another £50 a week.

    I thought that I heard that once a child turns 16 they are entitled to their own room though & my son will be 16 in November.

    Does anyone know if this is the case?
    I'd rather regret the things I've done than regret the things I haven't done.
