    mrtyo is on the mend and I am feeling a lot calmer .... like life will sort itself out one way or the other... and the houses and mortgage will too
    hope you are well and mini courgette is okay in there- I do have to say you are managing to get an awful lot done for someone about to pop! you take care of you and your little one

    I don't have a will either, it been on the list of things to do for what seems like forever (not sure if BF has one either). Plus as I don't want anyone to have the hazzle of having to sort things out/goverment taking my assests I'm very puzzled why I haven't done anything about it.

    I would sell your flat, not that easy in the current climate, mine has been up for sale for 5 month with only 1 viewing. But it would give you a deposit for when you buy a house together and save you money/earn interest

    at the moment it seems there are so many on the market and just not selling and I guess I worked so hard to get it and pay off what I have I dont want to sell in slump and not get what its "worth" ...then again I guess house is only ever worth what someone will pay in the current climate huh?

    gosh 5 months with only one viewing? ... hard times to sell Ill bet, are you guys buying somewhere together next?

    still not feeling a hundred percent ...grrr...

    Get well soon TYO - hope the doctor's get to the bottom of it, I had a 'mystery' affliction which took over a year to diagnose. It drove me mad not knowing what it was, or how to properly treat it. Sending you some positive vibes, and rant away here anytime you need it!

    Is there any sign that the market will pick up next year?

    yes re: the market I have no idea if it will pick up next year, I am not under any pressure to sell it (yet anyway!) and would rather wait till I can get a good price

    Hi TYO,

    Glad things are looking up both on the job front and with Mr TYO. Just wanted to pop in and say that you've got absolutely the right attitude to things and you seem to have set a baseline to attack the mortgage good and proper as things pick up. We didn't manage any significant mortgage payments for the first 3 years of our mortgage but we got ourselves in shape to give it a good doing and I've every faith you'll do the same.

    On the wills, it's an absolute necessity as I've found out this year. We've lost 4 close family members (only 1 of whom had a will) and dying intestate has caused a lot of hassle for various aunties and cousins which everyone could have done without! If you hang off for another month or so, November is the annual "free will" month so, for a wee bit of a donation (about £20 I believe), you'll be able to get a professional will done each or a mirror will for a fraction of the normal cost. I'd also recommend getting life insurance asap as it's miles cheaper when you're younger. I got life insurance for my mum last year and she's covered (at 50) for £100,000 for 20 years and that's nearly £90 a month. Our joint life insurance (me, 29; gf, 28) covers £300,000 for 35 years and is only £28.50 a month (plus cashback, naturally!)

    I look forward to reading your diary as you take a good crack at the mortgage over the next few years. I'm in no way advising you one way or the other about the second property but I know if it was me and was causing additional stress, I'd be looking to punt it asap!

    Ive had my mortgage a similar amount of time to you and a simliar age- I have to say I am very impressed how on earth have you managed to pay it off so quickly???
    yep my plan of attack is set I think I will have become quite MSE by then! ;)
    re: wills etc I do need to sort that , I was meaning to do it thru will aid last year but didnt get around to it, I think I can also get a free service through my union so I may look into that as well! I did have life ins etc when I took out the mortgage but then cancelled everything like that to actually keep up with the payments! but you are right it is best to do it while still young

    MFW wise I have a pile full of stuff to put on ebay/amazon hopefully it will sell! ;)
  • A random thought having checked my mortgage balance this morning
    payment of nearly £600, plus costs associated with having the flat in the first place (maintenence etc) has taken about £180 off the mortgage balance!! and this is with good interest rates - eeek!!
    more motivation to be MF I think!
