just to let everyone know i have recieved my new contract saying they will take fees at completion of sale , letting my soliciter look at it will let u know0

Our revised "contract" arrived today - has been taken straight to the Solcitior.
As expected it did state that the fees would be taken at the exchange of contract (the end) , although there is no date on the document to indicate when they wished this to happen.
Just wondering now if they are going to drag this out until we get sick and then we have to pull out, hence they get their money that way.
When Solcitior rings with the verdict, if that is all that is wrong with the document then I am going to try and get her to add a clause with a completion date, bearing in mind "Mr Brown" is wanting the property a.s.a.p.

Yes, we were almost suckered by them but smelt a rat, started searching and found this site - thank God. Very grateful to all the posters here - you have saved us £1280. Although my wife had given them all her card details for the valuation fee, they had not actually taken the money - and they won't now, because all her account details have been changed.
Unfortunately our neighbours will probably find they have lost their money. We have warned them, but they were further down the line than us and the warning came too late.0 -
sounds like possibly a close shave with the monies. Your neighbours, how far along are they, has it been dragged out etc?
"Valuation" was last week, money has gone from their account. I don't know any more than that.
Re your other post, there is a huge and critical difference between exchange and completion. Payment has to be on completion. Not that it makes any difference - this is a scam, and you should back away now.0 -
I shudder to think how much cash they've conned out of peoople.
If you house is worth the price you ask for it.. will be snapped up. If its not worth it... you may find somene offer 5-10% less... if its overpriced nobody will offer on it as they wont expect 10-15% discount to make it worth it. If its majorlt overpriced nobody will even come and see the property... as it clearly isnt worth the time.
I.e. 5-10% overpriced = minimal viewings but a couple cheeky offers.. which arent so cheeky when you get to middleground
8-16% overpriced = not many people view..... mainly people view to see what makes your house so special vs other similar properties. No offers will be received as when viewing they will realise no way a good fair price for them will be obtained. They may wait months to see your price drop to a more reasonable level
14-20% overpriced = nobody views at all.
Just realistically price your house through an agent.. and go directly through them. And if something seems too good to be true where you are paying a finders fee upfront... it usually is.
Also this scam is stupid the people ruinning it had no imagination... using the same 'mr brown' every time... they could've varied the name to stir things up a bit... but keeping buyer same for every person was silly as people can see the pattern and suspect fraudulent activity.0 -

Have you reported your concerns to the Police? If not, why not? I'd have thought you have a public duty to act.No reliance should be placed on the above! Absolutely none, do you hear?0 -

07785 342153. Good luck. No answer so far. And still down £1199 as we speak. The company (ie Investment Property Group of London) say I am not someone they would like to do business with again LOL and LOL and LOL. Apparently I am too suspicious of their business practices!! Life goes on and no one has died but at the end of the day a !!!!!! has been into my family home and ultimately conned us and I am angry about this. Believe it or not we are not stupid people. God forbid those out there who really don't have a clue. At least we KNOW at this point in time we have been scammed, many won't realise for weeks. Daily Mail here we come as Police will take weeks. I believe I have stopped a couple of folks from proceeding further down the line with IPG and that makes me feel great. For IPG to o say they wouldn't do any further "business" with me = a joke. We did no "business" they just took £1199 from us. Yes we were stupid, vulnerable etc before anyone posts as such.

Believe me I have considered that, but we have lost no money so no crime has been committed in our case. It's a different matter for those whose money has been taken though.0
