I have all the paperwork and they had agreed to take payment on completion . I have spoke to another company today and the way they operate is to make you believe it is all going through right to exchange of contracts, and then drop the offer on your house when you have a day or so to go. Can you afford to drop 30 per cent i have pulled out of the deal today. they are not doing anything illeagal just preying on people desperate to sell and pick up some bargains . I hope this helps as i have been worried for days the offer was to good to be true. you have seven days to cancel any signed paperwork by english law.
i have spoken to them today and i am having another contract sent with the agreed price on so they cannot drop price ,i had spoken to my soliciter and it was him that told me to have it put in contract that way i am covered and the price cannot be droped0 -

my solicitor has told me different they definitely can drop the price Evan if you have it in writing. i was gutted not to sell my house as desperate to sell but rather pull out now and not have bigger bill and all the upset at the end . i hope it goes alright for you but once they put the lower offer in at the end , and you don't sell to them they can put a black mark against your property with land registry . Did they value your property higher and give you a really good offer.
the way my soliciter has writen the contract they cannot lower the price and no they did not value it higher infact they valued it lower and i told them that i was not going to axept a low offer so we negotiated on a price0 -

I have never heard of the black mark process in property dealing. If so, there’d be thousands of people around with those! Logically you’d have to have black marks for gazunderers too.0 -
hi i am only going on what i was told on the black mark at land registry, and yes you can pull out before exchange but i believe the deal with i p g is if you do so then you have to pay them £1.1990

Exactly. These outfits are not in the business of buying properties at all. They will mess you about with an eye-wateringly low-ball offer at the eleventh hour forcing you to withdraw and hey presto! hit you with their bill for £1200. Which was their intention all along.0

Surly though, if there is a signed agreement for £xyz (by both parties) and IPG try to drop the amount (an official acceptance letter of their offer has been drafted and signed by IPG as well as us) then they are in breach. We have a contract for an exact amount and its no good them coming back to us in several weeks time with a crappy offer - they would be in breach…
Why would they go to contract before contract exchange? I think you’re talking about a draft contract which has been prepared ready for exchange of contracts. That’s absolutely normal, and details can be changed (such as the price) or the whole thing abandoned, at the very last second before exchange.0 -
upon completion we will pay £1199 in fees (as you would do an estate agent). It also states that if we pull out of the deal then we will owe the fees anyway.
If there is any circumstance other than a successful sale where you pay the fee then in my opinion it's a scam.
There are numerous ways to get a seller to pull out of the deal (the survey/valuation or contract having unacceptable terms or price being the primary ones.)
Anyone thinking of getting involved with this is almost certainly setting themselves up for a world of pain.Every generation blames the one before...

What nonsense, no-one in their right mind would agree to such a contract before all the searches and surveys etc. have been done.
I'm now convinced you are involved with IPG and this is a poor attempt to try and legitimise what they're doing.Every generation blames the one before...
