anyone heard of investment property group they say they have a buyer for my house

    What nonsense, no-one in their right mind would agree to such a contract before all the searches and surveys etc. have been done.

    I'm now convinced you are involved with IPG and this is a poor attempt to try and legitimise what they're doing.

    get a life if thats what u think, i would have done a better job at doing this, save your stupid comments to your self i widsh id never even asked any think on this site , i thought it was for advise and support, not for people to criticis me and other and there as been a lot of verbul abuse on here , there is a few of u that needs to stop summising about people , i would not have started a thread to promot a company buy saing they want money up front i would have started the thread saying they had bought my house you silly person .

    Why would a legitimate buyer sign a contract agreeing to pay a fixed price before they'd done searches or a survey?

    Why would a legitimate agent first ask for a fee up front and then need a contract saying they get their fee even if a sale doesn't happen?

    I believe that you have indeed received advice and support and that advice was "do not proceed or you'll get your fingers burned". I haven't noticed any abuse just stark warnings for the unwary but there is none so blind as those who will not see. If you had any sense you would sell your property in the conventional way where there are far fewer risks of losing £1200 in exchange for absolutely nothing bar a lot of anguish and disappointment.

    I think there’s a fair chance that some people don’t fully understand the paperwork that’s going to and fro. This doesn’t necessarily mean they’re in cahoots.

    Let’s hope their solicitors are on the ball.

    as anyone said theyve proceeded no they havnt we have just recorded what has happend ,and the abuse as been taken off , and also i would just like to say i have saved a lot of people from this by starting this thread , people who was in the process of parting with money up front read my thread and did not pay , thanku

    betty its just loads of people have been approached by 'mr brown'.. someones even paid the 1,200 pound and now has difficulty contacting the outfit.

    1. Current reputation and evidence points to this being a scam.
    2. The details are sketchy, how can they agree a price thats water tight before a survey (what if the property had 30k of subsidence repair to be done?) It doesnt make sense.. any investor wouldnt do that
    3. This is similar to a known scam
    4. The address isnt even a proper business just a mailbox, ergo... its just a website, a mailbox and a few con artists.


    Most people would just walk away, unless they were really desperate.... or they were in cahoots.

    Its not a longshot for someone who ignores 1-4 to either be

    a. really desperate
    b. selling this company

    So don't get offended when people sugest it... its a distinct possiblity. Theres been too many people in this thread who joined conveniently just to comment...and then defend this company then dissapear..

    Do you have one or two (or more?) contracts that your solicitor is looking at? (inforeq had two)

    Their website identifies three entities so I'd be interested in who your contracts are with, is it "Investment Property Group", "Invest P G Ltd", "The Letting Agent Ltd" or yet another party?

    IPG cannot guarantee that a property will sell at a specific price - they are not buying the properties, it is their 'buyer' that does that. Or perhaps the 'buyer' is just IPG in disguise as the ubiquitous 'Mr Brown'. There is enough evidence of IPG providing misleading information about the alleged 'buyer' and their identity that would make any savvy vendor want to avoid them.
