anyone heard of investment property group they say they have a buyer for my house

hi a comany called investment property group contacted me saying they worked for investers and had a buyer intrested in my property and could he come look at it i said yes and they asked for a payment of 79 pound for valuation i payrd it (stupied i know) the buyer came and viewed my home said it was what he bought and went back to ipg and made an offer .the offer is what we were looking for ,the proplem is they want an upfront fixed fee of £1200 for sale to happen they say they need this so we dont pull out and if buyer pulls out we will get it back ,i have heard of people losing money this way and am very weiry to send any money .dont know if it a scam or not has we did have a viewing .they have been listed with companys house for 4 years there web site is

Sounds distinctly dodgy. What guarantees do you have from them that you'll get your money back if they pull out? Anything on paper? Or just their say-so?0

I'm sure i have heard of scams similar to this on the forum, where the buyer doesn't pull out but there are problems with the survey so the offer is lowered or delayed for so long that the vendor pulls out therefore loosing the money.
Not saying it is a scam but be very wary.Overdraft = £1000 Emergency fund = £2500

Stay well away - if it is too good to be true, it usually is. They've asked you to pay £79 upfront for a valuation??! If they are a genuine company then they would take fees after the transaction. Can they wait for completion till they get their fee? I doubt it...walk away.

If someone wanted to buy your house they could surely knock on the door?0 -
if they make an unsolicited direct approach and want an upfront fee 99.99% of the time its a SCAM
(i'd be intrigued to hear of any legitimate business operating on such a model)0 -
