    I would have thought stable prices would suit most people, actually.

    With HIPS being suspended I think we'll see a greater number of sellers 'dipping their toes in the water' in a speculative way. They don't need to sell, so they won't be giving their houses away and will only sell at the right price.

    This will muddy the waters and make it more difficult to spot the houses where the owners are desperate to sell. When I bought last year, nearly everyone was desperate to sell! Once again it shows that it's better to buy on the downward part of a curve rather than the upward part of the curve, or in other words, buy in a crash, not in a recovery!!

    One wonders what excuses the 'bears' will come up with when it becomes apparent even to them that the housing market is recovering? I know one of the biggest 'bears' is suddenly not buying because of school location. lol, what a joke!

    Making sure your kids go the right school is worth way more than any rises you are likely to see over the next year or so unless you expect prices to rise by 10-15% over the next year.

    As for your comments about HIP’s it’s not hard to tell motivated sellers. That’s the beauty of things like PB. Also your friendly agent will also often push you in the right direction.

    i'm surprised that you have so much belief in these Rightmove figures.
    here's what you previously thought when prices were rising... at least you could try to be consistent...

    Yes, and those 'right' schools can quickly become 'wrong' schools when the headmaster changes. This happened with my brother's kids - they had a really good headmaster who retired when their kids first started at that 'beacon school'. He was replaced by one of those who had ideas such as 'kids can do no wrong' and the school is now notorious for bullying and failure. Luckily my Bro had a promotion and relocation package at work and the kids are now in another 'right' school...

    unfortunately for these people that post these types of threads is that they shoot themselves in the foot because they're the areas they've been looking in have risen quite a bit.
    Yorkshire and Humberside saw the biggest price gain during the month at 3.5 per cent, followed by the South East at 2.1 per cent.
    prices have risen 2.1% and are now back to peak but they think there going to 'save' money by buying later.

    they could have bought a year ago if they wanted to save some 'real' money.

    it's like the DFS sale -

    sofa price xmas sale = £450
    sofa price post-sale = £500
    sofa price during spring sale = £550

    they feel like they're getting a bargain because there's a sale on but they're actually paying more than the previous sale price
