    I see youve been quoted £550 + VAT for selling. Im sure we didnt pay that much. But it was a couple of years ago. Have to take my daughter to the station soon but will deff look it all up for you today.

    Right Lynz, Ive just found it. They are called Clearwater Conveyancing and their fees for selling our flat in 2005 were £345 + VAT of £60.38 making a total of £405.38. It was a very small flat; i dont know if that makes a difference.

    Just a thought re your bath panels when I had to replace mine we used a bit of 2 x 1 for the frame and a couple of packs of the tounge and groove then finished it off with a length of wooden beading and a coat of varnish.

    Hey lyn

    As you know I have recently put my house on the market. I managed a whole house renovation for £1000. That included 7 new doors and skirting boards upstairs.

    I found I had quite a bit of paint in the shed so I used all of that. Other paint and brushes etc I got from Tesco because they always seemed to have some deal on, plus I got points for it. It was a lot of back breaking work, I did the entire house (8 rooms) myself (OH was on tour).

    I spent around £100 on housdoctoring, I got tesco value plain white sheets and duvet covers which look lovely, very clean, and then put a throw and some scatter cushions on the beds for a bit of colour. I keep the house stocked with flowers (from the reduced section, 5 bunches normal selling price £9.99 each for £1 each). I recarpeted the entire upstairs, landing and stairs, fitted, £400 from Carpet right in their 60% sale. Nice carpet too.

    I found loads of things I had already bought, some lighting, tableware, candles, vases, in cupboards. Also, I went to a car boot and got some lovely canvas prints which look fantastic on the now cream walls.

    At first I thought I would need to get more tradesmen in to do some of the work, but in the end I looked up how to do things on the internet. I had to replaster a wall because the 1950s plaster came away when I stripped some wallpaper which had been painted over. Also the ceiling in the hall was in a bit of a mess since we had a flood but I read up and after a few tries I got it looking nice again.

    So I would say £1200 should be easy to do for a flat. It just means doing a bunch of work yourself, which believe me isn't much fun. I swear I never want to see another pot of paint.

    My biggest problem now seems to be getting the thing sold. The market seems dead in my area, which is normal so I am told for the time of year. You should be luckier with a flat though, it seems the family homes are the ones having a problem round here. I am soo looking forward to the kids going back to school for more than one reason :rotfl:

    Im back now. DD had a sudden panic and realised that her train left in 10 minutes. I dont know whether she caught it or not but I got her there with 5 mins to spare. Have sent you a pm.

    Maybe you could also research conveyancing companies on line but I have personal experience of Clearwater Conveyancing and they were good. Let me know how you get on. Just had a text, daughter caught train and even had time to do her makeup.

    Hiya toto, yeah i read things were slow for you, Ive been meaning to PM you incidentally, but since weve got back, I just have not stopped. I mean, Im not really having any MSE time what with all this other stuff to do!

    its 1200 including fees thats scaring me, I dont think, the more i think about it, its possible. Really not.
