My biggest challenge-selling my flat the DFW way!

    Yesterday i got some lovely paint from wickes. it was on offer at 2.49 for 2.5 liter tins. certain colours only.
    i swear by wickes paint thats because i do live 5 mins walk away from it and cos its good stuff.
    i have made art by getting a canvas(from pound shop) staperling some fancy material on it and hanging it.
    (fancy material a off cut from the charity shop).
    good luck with everything! there are loads of people thinking of you and want to see you achive your challange.

    I think I have 2 choices here , does anyone know

    I could Do my conveyancing myself, saving potentially £600. Apparently its quite straightforward. I am going to look into this.

    I have spoken to a few mates about this, and they all seem to think that I have set myself up to fail by including all the sol and selling fees. I am tending to agree. No matter if I buy the cheapest budget paint, I will not be able to afford to have the bathroom floor done, which is essential.

    So I will look into selling the flat without a solicitor, but I think this is slightly risky ATM. I need to know more about it, so will pop to library tomorow to see what books are there :eek:

    What do you want to do to the bathroom floor?

    I got some very nice tile effect lino from B&Q for £20 and my dad slapped it down with tape and a stanley knife....

    MDF and gloss paint with beading makes a nice side panel :)

    And a bath mat not required - makes the room look smaller.
    Debt free 4th April 2007.
    New house. Bigger mortgage. MFWB after I have my buffer cash in place.

    Lynz, just remembered I once borrowed some books from the library I think they were by Anne Maurice (sp?) House Doctor woman, based on the TV series. It was about helping people improve their houses just before thhey sold them I think and they didn't spend much but made a huge difference to the appearance and selling price. there were lots of good photos too. Maybe try to borrow this from your library?

    just linoing it too, nothing too pricey. I have painted MDF at the mo, it looks utterly rubbish, and there is no way, Im going to leave it like that. I did see the bath panels in B&Q and with the cash back I think it will be about £45 for both panels.

    Which leaves me with not-a-lot-left-at-all as we bought a tin of gloss and some wire wool and also a nice set of toothbreush pot combo and that little lot cost just under £20. :eek:

    It is simply a matter of filling in forms - you can get a lot of advice about it from the house-buying forum. I will add these warnings though:

    - it's straightforward unless the buyer asks weird questions

    - some solicitors will refuse to deal with you directly, but only through another solictor or will do a 'go slow' as they're not as bothered
    Still wish I could buy a TARDIS instead of a house!

    I have a shared ownership 2 bedroom flat with garden



    When we sold out S/O in March the H/A told u who we HAD to market with for the first 3 months, our H/A used https://www.yourhomefinder.co.uk who charged us 1%.

    Also on selling we had to pay our onw sols fees and that of the HA.( the HA fees were £180)
    Just wanted to check that you had allowed for these costs?
    Debt free and plan on staying that way!!!!

    Great thread aren't dfw's great, so many kind offers! :T

    Don't know if it helps on one of the many do your property up to sell shows I caught the other day it said if you have a limited budget to use it on the bathroom and kitchen.

    We did a few jobs to ours to sell. Painted, completely did bathroom as it was that yucky green, the house doctor essential-mirror, fresh flowers, de-cluttered & had a good clean. It was like picadillary circus with veiwers, but not one offer or iota of interest. We took it off the market for a weekend, de-cluttered again and bought the cheapest laminate we could find, advised to buy medium wood colour, it came to £250 and DH laid it in the lounge and dinning room, the following week we had three full price offers and two them started trying to outbid each other, you wouldn't believe it was as simple as that, it was the best £250 we ever spent :D . So I would spend as little as you can, borrow as much as you can and target your money well and put it up, you can always, do some extras when you get some feedback from viewers.

    We had very little when we sold our 1st house as we had only been married a few months, we didn't even have curtains. When the buyer asked where our stuff was, we said we had started to get organised for moving, she was well impressed at my effeciency :D

    The HA told me that they are not holding lists at the mo, so I need to just market it through a EA as I would any other flat ( ie not SO) so I will be using House Network , who feed through rightmove, as I understand it I have to pay all the fees and EA fees, even though im only selling a share IYSWIM

    I did my own conveyancing on both selling previous place and buying current one, but it was a long time ago. I used "The Conveyancing Fraud" book. I believe that the author, a solicitor who revised the book annually, has since died. But I think someone else took on the keeping it up to date job.
