Hi all have been following this post for the last few days but daren't post as to jinx myself as we have had a really hard few weeks! Put in an offer on a repo at end of May which was accepted. Had 3 mortgages turned down as we didn't know my partner had a default. Saw a broker who was fab and our last chance and he has got us an offer in under a week! Hopefully we exchange today at 4pm on day 29!!!!

well, things are def looking up! I now have a copy of the contract & paperwork in my hand & am seeing the solicitor tomorrow to go through it all/sign. Apparently we may not be able to exchange tomorrow, however as it's such a straight forward sale there is no reason why we can't exchange & complete very close together so as long as the solicitor has done as they said they would & ordered the funds from the mortgage co, we should be on schedule to complete by end next week :j:j:j
Now I'm just having a panic about whether I have budgetted enough money to cover the things I NEED to buy when I move (like an undercounter fridge 'cos my fridge/freezer won't fit & it's on it last legs anyway; a dining table/chairs 'cos all but one of my previous chairs broke a while back & I never bothered to replace them and bedside tables because the current place has a window sill & a shelf that I use!) - and of course there are the things I WANT to buy (like a new sofa & new towels to replace the ones I have which are nearly 20 yrs old and very tatty!)0 -

Thanks for the good wishes everyone. I'm very annoyed. Just got back from solicitors who declined to tell us all the way through this process that they would need our deposit before exchange! So I deposited a cheque from one account to another today thinking they'd need it for completion but it turns out they won't exchange until receipt. Sorry to hear that becca - it's rubbish isn't it? I know when I need to transfer the various funds, but only because I asked several times - you'd have thought they'd tell you up front what needs to be with them when! After all they do this every day rather than once every few years!
I've finally managed to get some more details of the outstanding enquiries from my solicitor - they've just received a copy letter from the vendor's solicitors asking for the enquiries info from the vendor, dated over a month after the enquiries were initially raised! No wonder the vendors were in the dark about outstanding stuff - their solicitors hadn't asked them for the info!

LE3 ... Has anyone mentioned mortgage protection ?
I think a lot of lenders like to know that your gonna be able to cover your outgoings if your income stops ?

We signed the contracts this afternoon. Tomorrow morning we will transfer the deposit and fees to the solicitor by CHAPS and contracts should be exchanged tomorrow.
The anticated completion date is the 9th July.
I gave the home insurance company the exchange date tomorrow, need to call them back in the morning and they will fax the insurance cover to the solicitor, as its needed from exchange.
Also got life mortgage protection sorted. Still considering getting some kind of income protection, but if I was ever made redundant I'd get just short of a years salary anyway.

We have protection in place, our broker arranged it but it's easy enough and not too expensive.

I had to chase around today sending my CHAPS transfer of the deposit - my local bank branch said they had no-one in senior enough to authorise it - had to go to the next town!
So the solicitors have my deposit and all signed docs, still waiting to hear if we can actually exchange by the end of the month - hope so!0
