    Survey?

    Solicitors fees include all searches?

    solicitors fee includes all searches (unless there's anything else that hasn't been thought of)

    I have no survey costs (other than mortgage valuation survey which is included in mortgage fee listed) - a retired surveyor who is a friend of the family is doing a survey for me tomorrow. He won't waste time on insignificant stuff, walk round in a suit carrying a damp meter or make silly comments like "you may want to get a wiring report" - he's not expecting there to be anything major as the house is only 15 yrs old, but if there is, he'll find it :)

    no moving in party. I s'pose I could have a moving-out-of-the-old-house party, but it would be me & just 1 or 2 friends as the rest live too far away ...

    Sorry to hijack your thread LE3 but I'm in excatly the same boat as you - had an offer accepted last week, am a FTB on my own and scared witless too!!

    I have a question on something somebody mentioned earlier on the formal written offer as my offers were verbal and accepted verbally. I then asked if the EA if I should send in a formal written offer and he said no not to bother. Everything is progressing and the EA has sent off the details to my solicitor. Have I left myself open to badness by not submitting a formal offer?

    Not at all, but the EA needs to (legally) confirm your offer and the acceptance in writing. Ask them when your written confirmation will be landing on your doorstep.

    Do you need life insurance as part of your mortgage OP? That might be an extra cost although I don't think it's very much.

    princessamy86 - thanks for the reminder about insurance. For me it's not relevant but it may help others!
    I don't need Life Insurance - I have no dependants so there is no need to have any such cover. If I die, the house will just be sold & the proceeds will more than cover the mortgage :) At this time, I also do not need any additional cover such as critical illness insurance, but I would of course advise others to look at their own situations :)

    Is it definitely not a condition of your mortgage that you have life insurance? I'm just double checking because I have no dependents either and it was definitely a condition of mine!

    I have no dependents and I didn't have to have life cover, so I never had any.

    Re solicitors: check if your solicitor will be billing you by the hour or a fixed fee. Also, if the sale falls through will they hold off and not charge you so long as you go with them for the next purchase?

    Why stamp duty? How much is the house?

    will you mortgage company accept your survey being done by the friend?

    mine wouldn't ive used halifax and because our friend wasnt on their approved list i had to use one of theirs at a cost of 420quid :(

    have you got all the searches in the solicitors quotes?

    i was surpirsed by the mining search that i missed off my finances list

    Good point goldengirl, mortgage company will need their own valuation survey (£420 is a bit steep!) but you can get a more detailed one done for your own purposes by the friend.
