    Abbey & A&L need to take note of this....they honestly don't think they have a problem. Admittedly we are less inclined to make a noise about being happy then if we are raving mad but it's just too common.

    Broker forums are rife with hacked off advisers and you see on this forum that some brokers are trying to find ways to avoid recommending them. This shouldn't happen.
    Happily an ex mortgage broker!

    who have the best processes in your opinion happy broker?

    A lot of banks don't seem to want to invest money in getting a decent mortgage system.

    Although a lot of customers and i dare say brokers send in what they want, or think the bank needs, not what has been requested from the bank. This is a major problem.

    Well, they (Santander in all their guises) are off my recommended list happybroker ! You're right, it shouldn't happen, but they are an absolute shambles, don't know their own lending criteria. The lending criteria changes every five minutes with them anyway so it's likely that by the time they get round to looking at a case that met criteria 3 weeks ago, it would no longer fit now.

    If and when they can prove to me that they are taking customers reasonable expectations seriously then I will give them business. Untill then, they can quite frankly, F Off !

    Yes but another major problem for customers/brokers is submitting what is requested, the application sits in the Q for 7-10 days, an u/writer looks at it and requests some "obscure" documentation, info submitted and back in the Q for another 7-10days and the same thing can happen again!...Why do they not have the ability to assess the case fully and then request any outstanding information instead of dribs and drabs....nothing to do with systems...poor quality of u/writers who think they're gods........:)

    agreed, it sounds dire.

    But, who's the best.

    Easy to criticise, lets praise some banks or are they all much of a muchness, just some worse and others not so bad?

    I'll stick my head above the parapet then Vigilant.

    Generally (please don't take this as any sort of recommendation) any smaller building society is always more hands on, but may not have the best rates. Of the bigger lenders I would say Nationwide are rated among brokers, C&G don't get too much stick and neither does Halifax, we'll put up with the Woolwich, Coventry are rated as good and The Principality are excellent, NatWest/RBS are a no go zone for me. For self employed either Kensington or Platform (Co-Op) will take a view with Kensington not credit scoring.

    The trouble is by next week all that will have changed !

    fair play to you.

    I work for one of those mentioned and lots of cases go through very smoothly. Unfortunately, as in life we only hear about the cases that go wrong and sometimes it can give a wrong impression.

    tbh ive been messed about by the halifax 12months ago, and after that happened it put me off buying a house, until now, if it happens again i would be pretty hacked off! more embarresment than anything. Hope im one of the lucky ones were it all goes smoothly!

    I've had my mortgage with the Abbey since 2003 and they are really good, whenever I call them at there mortgage service centre they are always friendly and helpful- I can't fault them.
