I've had a fairly good experience so far but have not gone via a broker. Did my application on the 7th and got my paperwork on the 9th. Sent all my docs off on the 14th and the valuation was booked in on the 19th. I'm not quite sure if this means everything is approved pending the results of the valuation, anyone else know about this? Thought they wouldn't spend money on the valuation if they weren't happy with the proof of earnings docs etc. that I sent in?

Only wierd thing was that I called on the 19th at about 1pm to ask how my application was going and they couldn't find any of the docs I had sent in. About 2 hours later I got a call from the estate agent to say that Santander had been in touch and booked in the valuation.

Okay, so assuming the valuation is okay what other hurdles could there be? I would have thought that by the time Santander starts giving cash to Esurv to do a valuation then they would be unlikely to come back to me and query some minor detail on my payslip or something.

Try post #155 - yep they can come back after the valuation especially if the LTV changes.

Sounds like a nightmare. But I don't know what you mean by...
Apparently offer put to broker at 85% LTV instead of 75% due to valuation with different rate.

Sounds like to moral of the story is not to go through a broker. Did they offer you a much better rate or something?

I suppose if the valuation comes in a lot lower than the agreed price then I would be a bit worried about going ahead with it anyway. I'd want to know why they thought it was worth less than the similar ones sold in the area.
  • Hi everyone,

abbey had the valuation of the house I'm trying to buy done yesterday.

Is it possible to phone up and get the results? Or just wait and see what comes in the post?

When I got my valuation I called eSurv to ask something on 01536 534 098 although they were a bit funny talking too much about it as they said Santander was their customer. So might be easier to call Abbey direct and ask them if they have the results yet. Good luck!!

p.s. Mine came in the post 3 days after the valuation so it shouldnt take too long

Just phone Abbey up, the SLA for Esurv to Abbey is 72 Hours but they are turning it around in 24-48, however extracting the results from Abbey but worth pushing.

Why in this day and age the progress isn't update online so we can track it I don't know.

Has anyone ever carried out a SAR to obtain the comparisons on lenders file or do they never make it that far?

Broker got hold of A & L today, they now have decided to charge me £360 for a valuation carried out 3 weeks ago.

Another day another goal post moved!!! I think next week they will be asking me to produce a day ticket to the moon!!!

Our buyers finally got their mortgage offer from Abbey today, 7 weeks after valuation and 12 weeks after their mortgage broker first put in the application. Good luck to those who are still waiting, particularly JA1000 who seems to be having a particularly horrendous time of it.
