  • Hi all,

    Can anyone give me the number to call to chase up a survey as my broker doesn't seem to be getting anywhere.

    I am in the Scotland area.

    Does anyone know if Santander accept potential lodger income within a mortgage quote? I tried on their calculator and putting in a couple of grand of rent increases the amount I could borrow significantly. (And potentially get me on the ladder soon!)
  • Abbey what a palava, went throuigh a broker L&C they have been told lasts week that our case was with underwriters and they wanted to know if we still wanted free valuation L&C told them yes but they said they needed that in writing lo and behold Fax sent to Abbey from L&C went missing despite them telling L&C they had received it. L&C sent two further faxes and now they say it has gone back to the underwriters Ehhhhhhhhhh what for I asked it's their procedure. Should I believe this Bull or not?? answers on a postcard please...

    The sellers are about to pull the plug so I call Abbey they won't discuss anything with me tell me to go back to the broker and if they phone and ask to be upscaled to a Supervisor then the magic Santander Fairy will wave her magic wand and all will be sorted .. yep you have guessed right this didn't happen and now they say that it maybe maybe maybe tomorrow now that they will instruct the survey I am sorry the day that I choose to go down the route of applying for a mortgage with Abbey if only I had found this forum first. Arghhhhhhhhhhh
  • have just spent the last 5 weeks banging our heads against a brick wall with santander only to have mortgage application rejected. went through a very well known mortgage brocker who told us turn around would be within 7 days. six weeks later having sent the majority of the paper work at least twice we have nothing and will probably lose the house we are after. The underwriter appear not to be able to understand the logistics of a partnerships accounts thus we have been disregarded. The brocker appears unable to contact the underwriters and get sensible justified answers to our questions. We give up.......... Does anyone know of a bank that will lend (we have more than a 50% deposit) and can do it quickly and sensibly???

    Again I cant help noticing that the MSErs who are having problems all seem to be using brokers. Could it be that Santander dont work well with brokers? As the reason that I didnt use a broker (and L&C even said for me to go direct) was because by going direct my mortgage advisor at Santander was able to speak to the Underwriters directly as well as certify all original documents we brought into branch that needed to be sent to them.

    I realise that mortgage brokers can be very good in some instances but sometimes it might be easier to cut out the middle man/woman and go direct to the lender :think:

    To anyone who used a broker - how long from applying for the mortgage, sending proof of income etc was it before you heard anything after that? Abbey agreed in principle and broker sent off all info last Thursday, so 6 working days have passed so far. Not a peep since then.

    Just had a call from the EA to say someone in the chain wants to exchange by end of May, complete by mid June. :eek:
  • Yup, we feel we made a big mistake going through the brokers ( which was L&C for the record). Would never do it again. Intially we were impressed with the promises of a 7 day turnaround. This however turned out to be a load of codswallop! L&C became very difficult to contact and we were constantly fobbed off. I tried ringing Santander but like previous respondants was told I had to go back to L&C who I couldn`t get a hold of anyway!! Very frustrating and not good for the blood pressure!We were told repeatedly that our application was fine and that we would be contacted in the morning with news of the valuation. Two days later we had a rejection phone call. Communication is not L&C`s stong point!

    Sorry to hear about your bad experience with L&C and Santander. Good luck with finding another lender!

    After the news I have had today I am trying to find a very high bridge.

    I applied through a broker to A&L in January, to cut nearly 4 months short. They got all the paper work, asked for it again, and again, authorised the cr*p company called Esurv to value my house, £10k lower than last year, which is not possible on comparisons provided and sold at that. I challenged it, but Esurv didn't move and A&L don't let you do anything else.

    I then had to change rate as it was going from 75% LTV to 85% LTV on a lower value I agreed and wanted the mortgage offer, was finally told I would have to pay £370 for the valuation which took place over a month ago, to now be told that as the house is less than 2 years old I can only have 80%, at the lower value this is no good to me. 4 months down the drain. Why oh why wasn't I told it was 80% I wouldn't have handed over any money now I feel robbed and have to start all over again.

    This is after RBS last year on my new build paid my builder £30k who went under taking the money with them, even the ombudsman threw that out even with evidence that I emailed RBS asking them not to and pay me as per every other stage payment.

    I had to finance it and hence the remortgage to consolidate. Nationwide said yes to DIP charge me £99 and then immediately on receipt of paperwork throw it out.

    I am totally fed up all I want to do is stop paying £2k a month in credit card interest and put the finances into a mortgage where it should be.

    I give up and really am tired of what feels like fighting just to apply for a mortgage 2.2 times joint income!!!! It is absolutely rediculous.

    What is the point in a broker, it's just cost me £370 which I was advised at outset I wouldn't have to pay.

    Final comment from broker - I would sell the house, great after years of hard work planning, building and then the recession hit I am being shafted and pouring money down the drain.

    A&L are a total disaster and wasted 4 months of my life, their service was a mess and using a broker just made it even more difficult for me to get any information.

    Good luck but I just wouldn't bother it's not worth it with Santander.
