    Is anyone else taking out the 2 year fixed at 4.95% with Abbey (Santander) which includes legal fees & valuation costs?

    Application went in on Monday morning, they have all payslips (and asked for bank statements today), but they still won't tell my broker when the solicitors details will be confirmed, or arrange the valuation survey. My estate agent is getting frustrated as he can't get things moving with a solicitor and we agreed to a quick turn around.

    Does anyone know what order it's done e.g. underwriting first, then solicitors details issued then valuation survey? Worst case I'm going to have to use my own solicitor to keep the peace, but I'm not sure if that will just confuse the process further and invalidate the application (and of course I'll have to pay all the legal fees...but the estate agent will be able to keep the seller happy then...). Any ideas?

    Kte, mine is the 4.95 2yr fixed inc valuation, exc legal fee's.

    Mine has been underwriten first, just waiting for the surveyors now, its taken 3 1/2 weeks to get this far,

    Does this seem strange, we have been with Abey for 8 years, we have just applied for additional borrowing (Monday), directly over the phone, an hour and a half of being on the phone we were told it had all been approved, recieved a letter today confirming everything, asking us to sign the enlcosed documents and return with our passports. There has been no request for payslips/bank statments etc. I phoned and asked if they required them and they said no, just the signed documents and passport copies.Does this seem strange we are putting a 20% deposit down. I am only concerned as we trying to move very quickly and I don't want any delays in the Valuation/Mortgage offer.

    Addtitional borrowing is different to mortgage porting which are you doing, additional borrowing to move what about your mortgage?

    We are porting are existing mortgage, and taking out additional borrowing to be able to purchase the house we have offered on.

    Thanks mattED - my estate agents seem to think that the valuation survey should be booked by them straight away so nice to have an idea of someone elses timeframe...fingers crossed yours all goes well...

    valuation is being booked on monday, abbey have said its a very low risk case so offer SHOULD be with me by wednesday! :o

    good news on the valuation Matt, offer by the end of the week, beginning of next probably more realistic but a reflief none the less I guess.
    Happily an ex mortgage broker!

    House prices must be falling again - Esurv have refused my valuation challenge no surprises there then, so my house according to them has fallen £10k in value. Government and Building societ index data and actual sold prices are very clearly contrary to this.

    Half tempted to organise a private valuation via esurv on my other property, when he arrives block his car in, will cost me money wont acheive anything but it would certainly make me feel better. Is it legal.

    A&L told me a week to assess the results pushed my broker and got it back in a day, so you can push but apparently there is no official offer so not sure how we challenged it.

    Yes, you can instruct a valuation.........only thing is your property details etc will now be in their system.........so they will be aware of last val..
