    Valham I sympathise with you guys as much as the buyers, in all of this and at the end of the day you are prospective clients of Santander....or may be you were!!

    I doubt they would have to go through the full application process again though obviously it will be a few working days before the confirmation they can provide this extra money will be dealt with and an offer issues.

    They get away with it because people go for price over service, or call into a branch and are "flogged" a mortgage and a bunch of lies about how brilliant they are. It's a sorry state of affairs though having experience of the spanish banking system I am aware that this is pretty much how it works over there....perhaps Santander have decided to bring this ethos here to the UK?...........great news

    Any idea how long Abbey's third party valuation agents to get in touch with the EA after the case has been referred to the valuers....

    Fingers crossed I was told that Abbey has instructed Valuation agent and was wondering how many days more I have to bear the stress..

    I'm feeling a little sick now having just read this thread. Have had an offer accepted on a house on the agreement that we complete in a month (as was below the asking price). Have the agreement in principle and the mortgage advisor says everything seems to be going well...but...part of the deal is legal fees and valuation included...but it seems they can't get themselves organised enough to tell us which solicitors will be used. Am chasing the mortgage advisor who is chasing them...and now the estate agent has just called and out of courtesy told me that someone has a second viewing on 'our' property tomorrow...and that it can't be taken off the market until the survey and valuation is booked and completed. Just booked a home buyer survey myself now but am worried worried worried. Has anyone else had this delay over the solicitor details?

    The estate agent is lying to you, it can be taken off the market any time the vendor pleases.

    The solicitors details won't hold up the survey taking place either. You can opt to use your own solicitors which will probably mean you have more control and can push things along more quickly. I would be surprised if it could go through quickly enough using a banks own.

    Get onto your adviser and establish if the survey has been booked. Tell the estate agent that you know it can be taken off the market if the vendor agrees to this and that you don't want to waste money on reports if the property is still being marketed. (this is a common trick used by estates agents)

    happybroker - thanks for that. I spoke to the estate agent and feel a little more reassured as the seller has told him to tell me he is comitted to selling to us, but wants it kept on the market in case this falls through (it's been on quite a while and he has already had another buyer fall through). I know it could be all talk but I can see his point (if it is true).

    I'm going to see the advisor tomorrow instead of just talking on the phone and chase the survey, and worst case enquire about using our own solicitors...

    You're quite right Andy, it's rubbish isn't it?

    I believed the one person that told me Abbey are committed to intermediaries and that I should trust him that the service will be excellent, unfortunately that turned out to be a lie. I also believed the person who dealt with the first complaint I lodged that it wasn't normal, and the second, and the one after that.

    I suppose it depends on the person who you speak to as I had a mortgage meeting with Abbey and was sure I would not go with them. But despite that I was actually convinced by the mortgage advisor in branch and did go ahead with it. Had some problems at first as Abbey wouldnt lend us 90% and we had to come up with a 15% deposit but after reading another post I have a feeling that was to do with the fact it was a flat as apparently some lenders see flats as more of a risk than a house. Despite this it was approved within 2 days and only took about 4-5 hours to hear back from the underwriters the 2 times I applied (the first with 10% deposit and te second with 15%). So having applied last Wednesday, the valuation was booked for this afternoon one week later. Guessing it's been done but will check with the estate agent tomorrow morning. So I dont know if we've just been really lucky but it seems our mortgage advisor was right and things have hapenned as quickly as she said :T Obviously not there yet but I'll update this thread once the offer has come through.

    Our mortgage was approved on last Friday and Monday we were called by the estate agent to say the valuation was booked for this afternoon (Wednesday) so that was very quick. I'm guessing you are having the basic valuation? We didnt use a mortgage advisor but asked the Abbey advisor at the time we wanted it done quick and she seems to have sorted it out. Good luck and hope you hear back from them soon!

    Another key point here - you went via the branch and not a broker.

    Brokers - You have to start showing ths material to Santander it is outrageous. Why use a broker it is carried out far more quickly by going direct!!!
  • Just thought I'd add to the discussion...

    I saw an advisor on April 3rd. The following week I had to supply additional paperwork. Today I have been told the mortgage offer was posted to me yesterday. From the looks of this thread, there doesn't seem to be any consistancy in how they are treating their (potential) customers.

    I joined the back of another queue today after waiting a week for Esurv to send the details to A&L, it should be turned around in 3 days.

    A&L have now stated they are working on the 8th and mine arrived on the 15th, to the back of the queue and wait a whole week just to get a figure which is only going to be the same.

    This has now been going on since the last week of January.

    Oh and it's just a remortgage!!!
