Knocking through from kitchen to dining room to create more of a family space - I'm not sure exactly of your layout but eg. use the big window in the dining room as doors, block up back door in kitchen, replace with units shifted across, hopefully turning two spaces into one could create a bit more space for a cosy dining table and a sofa as well maybe?

    Maybe even just some fancy wallpaper,some new tiles for your bathroom or new bedlinen? No criticism of your place intended - just a simple refresh for the simple sake of it rather than any great need.

    It could be fun :) We could turn this thread into a decorating one, see howe it all pans out!

    I have just had a call from my agent, I have a viewer tomorrow night and they have their house sold!!

    Well good luck, but out of interest what will you do if they make an offer you would accept seeing that they have sold their house and you have no place to move to?

    Have done so as moved to more expensive area

    I guess will have to contact agents, look at properties out of our price range and see how long they have been on the market for and if they are on at a realistic price.

    But its a big IF they make an offer

    My UK house is dated 1857. My Spanish house was built before planning permission and registration was needed, so I don't have a clue how old it is. Forty years old to me is a modern house!

    ETA: If I liked the area and the house was big enough, I would not move to get a downstairs loo and an ensuite. No way. My house in the UK only has a bathroom downstairs, I would love one upstairs, but there is no room. However, I would not spend money moving just to get one.

  • You can fit loos nowadays anywhere. Understairs being one suggestion, in the garage or maybe put a porch on the rear door with one in. Friends of ours had one installed into a large conservatory they had fitted.

    Ensuites do not need to take up too much room either. You need a fresh pair of eyes to look at utilising the space in your home.
