The house is too small is a euphamism for it's overpriced. You can't afford to trade up either!! Realisitically you may get £140K for your current house if you aren't getting offers at £155K, then you waste £6K on moving which takes you down to £134K. How much is a detached in the right area with all the features you want?
My house is on for offers around 155 so in the current market my agent has been telling me that viewers will be offers 10-15k under the asking price anyway?0 -
Reasons I want to move:
To gain a downstairs wc
To gain a ensuite
To gain a family room
To get a newer house (mine is 40year old)
Selling my house:
My house is 15k cheaper than other houses on the market
Spoke to agent and thinks price is very reasonable
Had people driving past and noising in but no result of viewers
Take a look at those other houses that you refer to on the market online and see what they offer that yours don't - and be honest.Rightmove dont cover northern ireland
Estate agents I think is saying drop it to overs over 150 instead of offers around 155

Am in the process of getting some bits and bobs to help sell the house i.e. cushions, flowers etc

I don't think cushions or flowers will make a difference. As you are unable to afford a house in your desired area you need to look a little out of the area. You have to realise that you may not be able to afford a house that will offer all your reasons for selling i.e. ensuite etc. I would love a detached bungalow in the area I need to move to but know it is unrealistic/unlikely with my budget so I have to accept that.0 -

well it can be around 10% less than the asking price, but then it depends on what the asking price is, if it is unrealistic, then of course they'll offer a good 10% under, but if you priced it at 143 say, then someone may offer 140, result is the same, but you'll get more feet through the door to make those offers

Some viewers might offer £10k+ less, some don't feel confident being that cheeky.
The cheeky ones would have had a go by now. Its time to drop the price by £5k to meet the non-cheeky ones halfway.0 -
who quoted 50 for the extension anyway? sounds a lot, i would have though 20 was nearer the mark, in which case you'll end up spending that much on the move and borrowing more

That is for a 2 storey side extension of the property, which I thought was the norm?
I guess I would like bigger bedrooms and I dont like having a bathroom with a separate wc, although hubbies thinks its beneficial since we have no other bathrooms in the house, and we cant make bathroom and wc into one large bathroom0 -
ok, so that is quite a big extension, i was thinking more along the lines of loft extension
