Reasons I want to move:
To gain a downstairs wc
To gain a ensuite
To gain a family room
To get a newer house (mine is 40year old)
Selling my house:
My house is 15k cheaper than other houses on the market
Spoke to agent and thinks price is very reasonable
Had people driving past and noising in but no result of viewers
I don't mean to be rude, but there doesn't appear to be anything in your list that is that urgent/ important. Is there any possibility to you can extend and renovate your existing home rather than wasting £10K on moving? Estate agents I think is saying drop it to overs over 150 instead of offers around 155
Everyone has said the spring is the best time to sell, does everyone agree?
Am in the process of getting some bits and bobs to help sell the house i.e. cushions, flowers etc
To extend will cost us 50K which is too much for us
Have looked at properties in the area I would like to move to but are out of our price range.
Feedback is either house is too small, or have seen something they like better0 -
The main reason a property doesn't sell (or attract viewers) is the price. If that price is in confunction with an EA who will only take buyers round with the exact budget then doubly tough.
Have a look at landregistry sold prices for your area in the last year or so. This should give you an idea of what properties achieve rather than their asking prices.
Post a link to the property and I'm sure there will be many people with advice for you. (D'oh crossed posts!)
Have a long talk with your agent and get accurate feedback for the viewings you have had.
Talk to them about the price. Tell them to get people through the door who have less money - no one with £100,000 to spend wants a house that costs £100,000. They want the ones that are £110,000 or £120,000. Its all to do with aspirations.
If your house is on the market for, £200,000, tell your agent to get people through the door who have registered at £175,000 and get the feedback.Feedback is either house is too small, or have seen something they like better
Too small - is it worth getting quotes for an extension or loft conversion or conservatory to be fitted to be armed with.
Seen something better - what is better? Why was it better? Would yours have been liked better if it was cheaper etc - this is all things your EA should be grilling each viewer about. Afterall, they work for you.

What does that mean??? Are you asking £154,950 or will you look at offers under? Set a price, list it at that price and ask the EA to get viewings through the door.
Floorplan? It looks like you have 2 double and 1 single bedrooms from the pictures but the second double has a single bed in. Change to a double maybe to attract more enquiries. I wouldn't buy a house with 1 double and 2 singles. I want 2 doubles and that may stop me enquiring as it could be a waste of time.0 -

i think the problem she said on the other thread is that there isnt land registry data for NI
i agree its about price and i dont think a 5k cut is enough to be honest. i was in the same situation last year, i had to cut the price on my flat from 220 to 170, the final cut was down from 190 to 175 and i took 170. but there was no way i was going to spend time in a house that i had already mentally moved out of, so its down to how much you want to move0 -

The house is too small is a euphamism for it's overpriced. You can't afford to trade up either!! Realisitically you may get £140K for your current house if you aren't getting offers at £155K, then you waste £6K on moving which takes you down to £134K. who quoted 50 for the extension anyway? sounds a lot, i would have though 20 was nearer the mark, in which case you'll end up spending that much on the move and borrowing more
