  • New to this thread but the house lacks that warm feeling. spend 1-2k and make it feel warm, cozy welcoming. like a family home you've always wanted. The pictures don't do it justice. i think the price is where it should be at £265k. Potential buyer might offer £245-£250k. You do need to spend a little to make buyers feel they are getting something unique and special. GL

  • Appears soulless to me, and the first pic of the kitchen is suggestive of an operating theatre. You need some twigs in a vase.

    From the postcode you have provided, there are numerous 4 bedroom detached house for sale and only a few have been sold. Although your house is bigger and more secluded, you have to remember these unsold 4 beds are still your competition. There are also new build homes in the area that can undercut your asking price. Do you really have to sell? As you will have to take a significant price drop in order to sell the house.

    I am unfamiliar of the area, but what sort of people who will be able to afford to buy your house? Are there more public sector workers in your area? The looming wave of redundancies in the public sector can also affect the sale of the property.

    As your house is more geared as a family home, the nearest secondary schools are 5 miles away. What is the catchment area like?
    Carre's Grammar and Kesthaven & Sleaford schools seem excellent but selective. Then the family are left with
    Aveland and Thomas Crowley but these are few notches away from the bottom in the school league.

    No. 10 Fen Road (detached) was sold for £245,000 in Sept 2009.

    I think some of the pics are new. I don't remember seeing one of the rear of the property before, plus the back garden has been retaken without the massive shadow. Also, I think the ones of the bathroom have been retaken from a higher point of view.

    I like the single bowl of fruit in the kitchen. Very homely :)
