    My home is usually the House Buying, Renting and Selling Forum where I can be found trying to (sometimes unsucessfully) prove that not all Estate Agents are crooks. With 20 years experience of Sales/Lettings and having bought and sold many of my own properties I've usually got something to say ;)

    Sorry but I too would like to see this house dressed with first port of call being a welcoming front garden.

    There was the standard term that I couldn't recall last night, and this reminded me -

    True, but with mismatched windows/garage and front door, it doesn't have it at all. The OP can state til he/she is blue in the face that it is a 'design feature' but it smacks of cheapness.

    I've viewed houses recently and wouldn't entertain one like that. Quirky is good on a country cottage, but a new build house with odd doors - Nope

    I'd scroll straight past your Rightmove listing. Seriously, at least get a few decent potted trees outside the front door, you can always keep them for your next project.

    The house does not feature on Zoopla or Globrix at all.

    Fred, look at the competition you are up against and see for yourelf. In particular, look at the listings for local properties which have already sold and be as honest as you can with yourself about the diferences.

    Get a new EA.

    But after reading this thread I think the perfect buyer for your property would be you Fred ;)

    However, assuming it is a sunny day (I hope so) let us know when the improved pics go up on RM... you might want to suggest to the EA that they use a good interior shot for the main picture instead of the kerb shot?

    OK well, my advice about your estate agent ... they are probably humouring you. They probably think you have absolutely no chance of selling your house as it is, at that price, but they are going along with you.

    You could sack them and move along to the next one, but they will also be humouring you.

    Because you are not dealing with the underlying issues.

    Your house looks poor. With not too much effort it could look great.

    Your options are:-

    1. Spend a bit of time and money finishing / dressing / adding curb appeal as well as marketing (ie better photos). There is not a lot you can do about the windows without incurring large costs but you could try some damage limitation.

    2. Wait, wait, wait, drop the price, then drop it again, then again. Maybe you might get a buyer in 12 months time for maybe £50k (or more) off the asking price.

    Any serious businessman would go with option 1.

    I wish you luck and will look at the rightmove link in 6/12 months time to see which option you choose.

    Just had a look at the pictures. The main photo does look like a new build where the buider has gone bust and deserted the site before completing.

    Although I haven't got anything particularly new to add, I thought that I'd back some some of the previous posters comments.

    As you can see from the pictures, it's a lovely sunny day outside. But the garden is shrouded in shade, which might make people thing you have a lovely garden that doesn't ever see any sun. And what's that on the right hand side of the picture in the shade? Is it a puddle/mud/something else?

    Also, the contrast between the sun outside and the darkness inside in the kitchen pictures might put people off. If it's that dark inside when the sun in shining, how dark will it look in the winter? Obviously this can be solved by turning the lights on when taking the pictures, or using a better quality camera, so you may have already done that.

    I think the main problem however, is the front of the house. Naturally this is the picture that people will see when scrolling thru RightMove. It looks unfinished, as if all the work was done inside and the front was an afterthought. You need to make this look more homely, rather than looking like an entrance to a garden centre.

    So.... change the EA, use your own pics and do something with the front of the house. I can't comment on the price, as I have no idea what you area is like.

    Ok, within the same postcode area I could buy THIS for £40k less. Similar space inside but with a really good sized plot. Yours seems a bit lacking in garden space to me. BTW Is that the oil tank in the back garden? It's UUUUgly!!!
