Hi Ann i am in the same position as you i want to rent in the near future. However I still have a morgage and dont know if i would be concidered for council or housing assocciation. The properties usually go to people who are in more need than people who have a morgage even though my income like you will be greatly reduced in the near future. i wouldnt be ble to afford any repairs here. i think some landlords do a credit check as well so i would be well stuffed.

    Hi Jinny,

Yes, I had wondered about the credit check! Am a long way off that but I was wondering whether my son would be able to act as some sort of guarantor for me?

And, of course, it is going to depend on how I get on with the unenforceable debts and what I eventually am able to sell my house for. I have a certain amount of equity in the house - which, of course, depends very much on house values - but not enough to clear everything I owe, especially with the interest rates racking up!

Not sure if you are in the same position?

I dont have a great deal of equity well not enough to buy again that is. It would solve a lot of problems for me if i could sell then rent. good that your son could be a guarantor for you. Best just get the ue out of the way then and see what your left with. good luck to you and me then!!!

    Thanks Jinny,

I really wish I could confide in my son - but he would be horrified if he knew the extent of my problems! Not saying he would be unsupportive - it is just the fact of me having to admit that his mother has been so stupid with money! Not sure that he actually thinks that I am infallible - but it is not easy for me to admit it all to him.

May get round to it over a glass (or bottle!) of wine .....

    Forgot to ask, Jinny,

What's the property market like where you live?

yes its a bit of a situation. Your son loves you though and probably would support you. Anyway perhaps like i say just wait untill you have these debts off your back so to speak and worry about the housing situation later. I just feel this place is just a chain around my neck like you say with repairs if anything major happened i would up the creek ok. sorry i am being very negative ill stop it now .. We are gonna be ok my friend better times are coming

Hi Ann & Jinny, I have some friends who had their flat repossessed recently. They managed to rent a house but stuck mostly to looking at private landlords for houses as they are less likely to do a credit check. Also if you can offer a higher deposit this can help.:D
