Sell your house at Tesco for £200!!

The trouble with fixed fee vs percentage is that whilst a percentage may yield higher income on higher-value houses, and lower income on others, a fixed fee has to be fixed at a level which will stiil yield an income for the agent.
Doesn't this mean that it will be higher than the equivalent percentage for the lower value houses?
Average fee 1.10% on an £80k flat = £880
Average fee 1.10% on a £250k house = £2750
If the agency makes this total of £3630 on two sales, doesn't that suggest if they're charging a flat fee that they need to charge around £1800 per sale; which leaves the upper owner laughing, but the lower owner crying....
This was exactly my experience. All my local agents said "it's not worth our time selling your property on a % basis (my asking price is £53.5k) so we charge a flat fee of £1000-£1800 + VAT" (fee variable by agent). Needless to say, we've taken a chance with Housenetwork on a fixed fee basis but it remains to be seen whether we made the right decision or not.0 -

As at 6 May, there's 30 properties in and around Bristol on the iSold site.
Would these have been the listings that Spicerhaart would have taken in this time frame anyway, or have they listed more with the associated publicity for the Tesco link?0
