two lodgers now asked to leave as refuse to pay rent

Errr.. have you actually read the thread? Bit late now to 'compromise'. And whatever compromise they might manage to reach at this stage, I'd still be advocating changing the locks for peace of mind.

not sure what you mean the letting agency would know all about me?
and if they have moved out and not paying rent, surely those keys are my property and therefore leaves me vulnerable so locks need change therefore deduct from deposit????

Back again..nightmare continuing
They are refusing to give me a forwarding address and want meto gve the money to a current lodgerton pas on to them.
I am not involving a third party in this plus want to post it and hve it signed for so no comeback that they didnt get the money back.
I do not want to lay eyes on them again so refusing to meet them both.
They also want a brea down of money owed... not going to that as no bills in yet and will be adding on th new lock and keys!!!0 -
Without me going through the entire thread, what precisely is your loss - the arrears or damage or bills owed versus the deposit you hold?
Why are you billing them for the change of lock and keys - did they abscond without giving you notice? If not its fairly standard for a landlord to change the lock anyway at the end of a tenancy/lodging.0 -
Say no, you are not going to pass money on to a third party as it's not secure. Due to their attitude you are also not going to allow them back onto your property. They can either provide you with bank details to pay the money in (get a receipt) or an address to pass it on to (doesn't have to be their new home, can be a family member but get the address they want it sending to in writing if possible - email should be ok but text not really)Almost everything will work again if you unplug it for a few minutes, including you. It's amazing how those with a can-do attitude and willingness to 'pitch in and work' get all the luck, isn't it?
Please consider buying some pet food and giving it to your local food bank collection or animal charity. Animals aren't to blame for the cost of living crisis.0 -

Never happened anywhere I've rented (only 4 landlords but all HMO) and there should be no reason for it if the [strike]tenants[/strike] lodgers returned the keys in good order - which these have not.

PS - one of my pals had a lodger abscond on them owing rent,without giving notice and without returning keys. Seems she owed a credit company lots of money, has a county court judgement against her from them and has bailed out of her previous accommodation and changed job to try and thwart the attachment of earnings claim so the company gets money out of her wages.
The lodger, in their haste, left the address of their new rental property at the previous landlords place so isn't as free from her past catching up with her as she thinks...0 -
They haven't returned the keys to the OP, and seem to not want to, so of course OP has a duty to ensure other lodgers and herself are safe and not a risk of burglary, so the lock and new keys is caused by their moving** Total debt: £6950.82 ± May NSDs 1/10 **** Fat Bum Shrinking: -7/56lbs **

I don't think its necessary to have to trawl through 5 pages of history, particularly as it went off thread with discussions on tax. Can't see why its so troublesome for an OP to summarise info that is dispersed over a number of threads on a post of this length.0
