    Were they on the electoral roll, make sure they are removed.

    They probably don't want to tell you where they have moved to in case you warn the new landlord.

    It's fair enough to wait for bills but your cash flow is your concern

    Ditto. You weren't happy to let them stay and not pay rent due to their cash flow problems, after all, and shouldn't expect them to wait on their deposit because you have cash flow problems. Waiting for bills is fair enough, though.

    According to her posts, Linda isn't witholding deposit for any reason other than awaiting final bills.. this is normal, not her being difficult. that is why I manage my lodgers expectations in this regard,. It is in the ts and cs of their occupancy that I have 28 days in which to return the money, less any damages, and unpaid rent. (accoring to a legal book I have relating to lodgers not tenants. Deposit is not just for damages as is the case with tenants. I have always given people their deposit back well within this time.

    What I also do once they have given me their notice to quit, I hand them a Checkout sheet. this details what I expect from them. It says things like I expect the room to be left clean and vacuumed, their kitchen cupboard to be emptied and wiped over, any rubbish disposed of in the wheelie bin etc and that a forwarding address is needed for deposit return and onward forwarding of mail etc.
    Mortgage free as of 10/02/2015. Every brick and blade of grass belongs to meeeee. :j

    Is there going to be any deposit left to return?:think: Correct me if I'm wrong;

    Original deposit was one months rent - lodgers have 'defaulted' on the full (or at least part) amount.

    Linda still needs to deduct bills and there is the possibility of deducting the locksmith fees.

    I wouldn't be expecting much/anything back.....

    (Hope you can put this all behind you soon Linda)
