Unless I have missed something (not impossible!) the lodgers had already withheld their last months rent when the arguments started. If they were so worried about their deposits they should have built bridges at the point she asked them to leave, not held onto their keys. Why not provide a forwarding address? The OP has shown no indication that she's vengeful. How can she return any deposit until she's absolutely sure she knows what share of bills need to be deducted. They only bailed because they were unwilling or unable to pay the current month's rent. Since then, they have been intimidating her and threatening her. I think these two ex-lodgers should naff off and wait for their money to be returned. That they're suffering cash-flow problems is not Linda's concern, especially considering how they've behaved. I'd take as long returning the deposits as I damned-well felt like it in the same position.0

I think Linda should return the remainder of the deposit promptly as that is the professional way to behave. However I absolutely agree that she should cover herself by using recorded delivery mail and a cheque.Declutterbug-in-progress.⭐️⭐️⭐️ ⭐️⭐️0

Need to await bills etc, also I am out 2 peoples rent this month as they did not pay their rent so my cahflow is not exactly flurishing!
No not the vengeful type , although I can be stubborn lol, Im not perfect only human!!
I am the type only to look down on people to give them a hand up. I helped these girls when they lived with me with lifts to airport and lent money to one when she lost her pure. I made it a home for them not just a placeto stay.
(also cant retun reminder of the deposit untill they give me a forwarding address)0 -
If it were me, I'd return it ASAP just to get them off my back... I'd use last month's bills to estimate the amount, and get new lodgers straight in if I need the cash. (Maybe I'm lucky, but every time I advertise a room in my house, I've got a half dozen applicants to choose from within a week).
It would just put an end to the whole saga. But then I'm one for the easy life

Lindalou if they are unwilling to supply you with an address (probably because they know how justifiably miffed you are, and they fear they risk harassment or jobbies in the post from you) then just text or email them requesting their bank details so you can deposit cheques into their accounts. As long as you photocopy the cheques and retain the deposit-slips from the bank then that should be all the proof you will ever need should this matter not end once you've done that. This may placate these two harpies and end all the text-harassment and unpleasantness0

It's fair enough to wait for bills but your cash flow is your concern, the deposit was against damage and so should have been held separately to your own money. Also don't confuse whether you were a nice landlady with the current situation, this is about your lodgers' failure to pay rent and failure to return the keys nothing more.Declutterbug-in-progress.⭐️⭐️⭐️ ⭐️⭐️0 -

Yes, return it as soon as you can.
No, don't estimate bills. This has been a very cold month so heating bills will be up. Did they have access to the phone???? You need to be sure no nasty surprises. If you ask, companies might send a bill early - do your bills come monthly or quarterly? (you really don't want this dragging on for 3 months!)
Yes, a cheque paid in over the counter into their bank account is a good compromise - but where do you send the itemised statement? When the amount is not what they expect, they'll be back unless you give them an explanation at the same time.0 -
