two lodgers now asked to leave as refuse to pay rent

Without me going through the entire thread, what precisely is your loss - the arrears or damage or bills owed versus the deposit you hold?
Why are you billing them for the change of lock and keys - did they abscond without giving you notice? If not its fairly standard for a landlord to change the lock anyway at the end of a tenancy/lodging.

Back again..nightmare continuing
They are refusing to give me a forwarding address and want meto gve the money to a current lodgerton pas on to them.
I am not involving a third party in this plus want to post it and hve it signed for so no comeback that they didnt get the money back.
I do not want to lay eyes on them again so refusing to meet them both.
They also want a brea down of money owed... not going to that as no bills in yet and will be adding on th new lock and keys!!!
Keep it on a professional footing Linda, no texting details, be clear that you want a forwarding address to return any monies to them (once all bills in and damages assessed)
when you do write to them, make sure you put on the letter under the address, dear jo bloggs etc

I don't think its necessary to have to trawl through 5 pages of history, particularly as it went off thread with discussions on tax. Can't see why its so troublesome for an OP to summarise info that is dispersed over a number of threads on a post of this length.

Linda, don't be pushed or intimidated by these people. You have the upper hand - just keep it that way. You have something they want that's all.
don't get involved in any bickering by text, refuse to engage with them in this way. Just wait for them to ring and then tell them you MUST have a forwarding address or no deposit CAN be returned to them.

im sure the letting agency will know all about you too
if you want to change your locks you pay for it you cant charge them they no longer live there

I'd just avoid making the forwarding address thing your problem. When you've worked out bills etc., you'll owe the former lodgers some money. When they want the money, it's their responsibility to give you an address you can send it to. Until they do this, just leave the money in the bank (a separate savings account might be a good idea, to keep it separate from your own funds).
If I want paying by someone, it's my responsibility to tell them where to send the money! The same should apply to your lodgers.0 -
if they dont want to give an address - they could give bank details for a direct payment0
