two lodgers now asked to leave as refuse to pay rent

  • Just at work at the mo, I am getting texts from the two ex lodgers, will text them back when i get home stating want a forwardng address of some sorts!

    I would deal with them via e-mail, text is unprofessional and doesn't leave a paper trail.

    Why are you billing them for the change of lock and keys - did they abscond without giving you notice? If not its fairly standard for a landlord to change the lock anyway at the end of a tenancy/lodging.

    Keep it on a professional footing Linda, no texting details, be clear that you want a forwarding address to return any monies to them (once all bills in and damages assessed)

    when you do write to them, make sure you put on the letter under the address, dear jo bloggs etc

    I am not shouting by the way, you should put it in caps.

    You should be billing the cost of the replacement lock since they refused to return them on move out day. send a photocopy of the receipt for the cost of.

    Linda, don't be pushed or intimidated by these people. You have the upper hand - just keep it that way. You have something they want that's all.

    don't get involved in any bickering by text, refuse to engage with them in this way. Just wait for them to ring and then tell them you MUST have a forwarding address or no deposit CAN be returned to them.

  • I'd just avoid making the forwarding address thing your problem. When you've worked out bills etc., you'll owe the former lodgers some money. When they want the money, it's their responsibility to give you an address you can send it to. Until they do this, just leave the money in the bank (a separate savings account might be a good idea, to keep it separate from your own funds).

    If I want paying by someone, it's my responsibility to tell them where to send the money! The same should apply to your lodgers.

    if they dont want to give an address - they could give bank details for a direct payment
