    Try not to get too much caught up in the hysteria of it all. I am sure most people are not interested in reading their text messages, and only need the basic facts. You need to calm down and see this from a business perspective.

    No no no, don't text back at all. Texting is a wholly unprofessional way to proceed, and the OP has already said she will not be communicating by text she wants a forwarding address.

    I don't know if she has actually told them that yet, and she's responded to a text asking if they can come round for it and so could do with saying 'no texts' again and sticking to it.

    It's amazing how those with a can-do attitude and willingness to 'pitch in and work' get all the luck, isn't it?

    Please consider buying some pet food and giving it to your local food bank collection or animal charity. Animals aren't to blame for the cost of living crisis.
  • I think Linda is aware of the risks of not responding to any texts at all and she has been advised to text them to say "no further communication by texts will be undertaken. Please give me a forwarding address" and I sincerely hope that she has already done this. She definitely needs to do this before they contemplate turning up on the doorstep.

    Good. Just delete and ignore any further texts. If they phone, repeat the address request for deposit, don't get dragged into conversation. Just say 'sorry I've got to go now' and hang up.

    On the doorstep? Don't open the door. Just say through the door "sorry, it's a bad time right now. Send me your address and I'll post on your deposit".
    - then go and turn up the stereo.

    Hmmm - I think that covers most eventualities....

    If they do anything nasty or just hang about outside call a friend or the local PCSO (via your station, not 999)

    You are of course in the right, but I can understand their fear - particularly if they're struggling for cashflow - that's all I'm saying! I remember being "screwed over" so many times by letting agents when I was young, and although tenants are now covered by deposit schemes, these lodgers still aren't... expect them to be on your case constantly until that money arrives.

    I can't see why. Linda has stated that three previous lodgers are close friends, which rather suggests she doesn't shaft people at the end of the tenancy! These tenants did not pay the last months rent and used threatening behaviour because they are inconsiderate. If they have cashflow problems they they ought to stay put and save up, not try to diddle their landlady. :mad:
