two lodgers now asked to leave as refuse to pay rent

    Actually it can be argued that they haven't formally moved out until they surrender their keys and so are liable for any costs and expenses until they do so or to make the property secure in the event of them not doing so.

    not sure what you mean the letting agency would know all about me?

    and if they have moved out and not paying rent, surely those keys are my property and therefore leaves me vulnerable so locks need change therefore deduct from deposit????

    Yes, very good point! I wonder if you could even continue to charge them rent, pro rata (taken from the deposit) until they return the keys? Probably not worth it, but a nice thought all the same :D

    (I just read through this thread BTW and really feel for you - well done for getting rid of them, sound like right leeches to me!)

    Oh I would love for that to be true, would be sweet victory if I could keep charging them when they think they are being sly holding on to the keys!! Anyone know if this can be done??:rotfl:

    Not necessarily leaches but when people paint themselves into a corner the way these two have, they often become desperate and resentful and need someone else to blame. They never had Linda's rent money available once they'd come up with their new deposit and rent in advance and patently needed their deposits back in full from Linda to tide them over till the next pay-check rolls in. Their fault entirely. Sod 'em!

    ETA: Honestly, I really wouldn't bother trying to deduct any rent until they return the keys. The truth is, you don't really need the keys back now you're having the locks changed but I would charge them for the new lock. I most certainly would, especially as they appear to think they've got the last word somehow

    Don't push your luck! There's justifiable deductions from deposit, and there's taking the micky. They took the micky. Don't stoop... tempting though it is!
  • Yes true, I need to compose myself...its all been a roller
    coster of a ride since last week
    Will deduct lock, pay back rest of deposit minus bills and days lived here this month and cut my loses..lesson learned!
  • Angel, I think the lesson is to ensure your next lodgers pay you a deposit greater than one month's rent, so no-one can try this on with you again.

    In a week it'll all be in the past and you might even be able to laugh about it. Thank goodness most people in this world are decent
