two lodgers now asked to leave as refuse to pay rent

    Brave! But as Spirit says 99% are fine. It's just the occassional one that can put you off.

    I had lodgers for years (well, in a granny annexe so not actually in the house with me) and only the last one was a problem. Unfortunately it coincided with my chemotherapy when I was pretty fragile, physically and mentally, and I've not had anyone in since.

    My lodger moved out part way through the month and I deducted the "rent due" to me as follows:

    He moved out on the 10th, and paid no rent for that month prior...

    Monthly rent is £300.
    £300 divided by 31 days per month (I always use that assumption) = £9.68 per day

    9.68 x 10 days of the month stayed = £96.80 rent due

    Deposit = £300 - £96.80 for rent = £203.20. (then minus off anything else they owe you for, like bills or damage etc.)

    I'd still change the locks! I've been REALLY lucky with my lodgers - never had a problem with them like this....

    Why on earth did you let them stay an extra day? If you are worried about your car, park it a few streets away for a few weeks.

    One of them brought her ex boyfriend round just for affect. Who told my father I would not be getting my keys

    They won't return the keys untill they get deposit back less past 8 days and bills.
