two lodgers now asked to leave as refuse to pay rent

Had reason to believe they would do something when they both squared up to me last night!!
If this is the case, call the police. Tell them
a) the lodgers are not paying rent
b) you have asked them to leave and they've refused
c) they have threatened you
d) you are going to tell them to leave again but are afraid and want the police there to ensure no unpleasantness.
Hopefully, they will come and have a quiet word with your tenants who will then leave!!0 -
Lindalou please call your friends and have them there before your non-rent-paying tenants come home. Please. They're much less likely to kick off if you're not alone and outnumbered0

Have the phone in my back pocket in case needed but hopefully not go that far! Police will say its a civil matter unless threatened/in danger...but I guess you never know how things can escalate.
I think its all talk no action, they have not threatened anything verbally, but 2 very strong personalities against one not so strong but standing her ground!!0 -
I see trouble ahead.
They know where you live. Even if you do change the locks, they could come back another day and trash your car, garden etc when you are out.

Yes, have thought about that too!! I wouldn't put it past them damaging my car, which would be pretty poor play by them as I need it for work for home visits when I take patients home from a hospice I work at!! I hope they wouldn't go that low.0

They didn't give a time, I thought they would be home by now, I have a 3rd lodger who should be home soon and she is a sensible girl, so don't think they would not start anything if she is here.

They have arrived home, made a cup of tea and went upstairs to one of the girls room!! No sign of any movement!! Arghhhhh!!0
