two lodgers now asked to leave as refuse to pay rent

    get the locks changed immediately. Brother, yourself, locksmith, whatever.

    And deduct the cost of new locks, + fitting charge if you use a locksmith, from the deposit.

    In fact, use a locksmith so you have a receipt. Give them a copy of it when you post the deposit (you're NOT going to let them come round to collect the deposit are you.....?)

    So glad they're gone.

    for starters you need to chill cant you make some sort of compromise with them to make it fair on all of you

    Errr.. have you actually read the thread? Bit late now to 'compromise'. And whatever compromise they might manage to reach at this stage, I'd still be advocating changing the locks for peace of mind.
  • Well they wanted to meet tonight to sign some stupid letter they had typed about me paying back deposit...I aint doing that!! In shattered as well so do not want to see them. Actually never want to see them again( 'sigh')

    I think I will ask for their forwarding address to send a cheque of some sort to (and when i get address I will know what letting agency they are with and advise the agency of the trouble I have had with them!!

    Good idea about the getting them to pay for the locksmyth...as they have MY keys...

    Yes, im having some green tea and taking deep breaths

    Sooooo glad they are gone:T but still annoyed:mad: that they think IM in the wrong!!

    Anyway to recap..

    They wanted to move out end of month
    use deposit as the rent
    I was not happy with this, asked them to pay less than half = £80 toward rent (very reasonable, I thought)
    They could not afford to as put deposit down on new place
    They became angry I told them pay or move out
    They have moved out into new place
    I have no rent for this month, will be out of money when/if I pay back deposit back and no keys back, a sore head, frown lines...but on a positive note my friends and family have been great and you guys on here have been a life saver with advice and support:beer:

    Perleeeeease! don't post such misleading advice.

    The lodgers have kept the keys. The lodgers have also made intimidating comments. The LL has been forced to change the locks. The cost can be passed on to the lodgers via the deposit.

    There is no question of this.

    'They no longer live there' is the whole point! If they did, changing the lock would a) not be necessary b) not be the lodgers fault. They should have returned the keys.

    Do they know any dodgy people at all? Just wondering should you send them a cheque as then they will have your bank account details as well as knowing your personal details from living with you.
    May be worth getting it as a postal order instead?

    Or maybe I'm just too paranoid rofl.
