    I hope everything is calming down for you now! Have the problems with your son been sorted yet? (been skim reading as I cannot get on here as much as I would like - we are still unpacking boxes trying to find stuff)

    hey dragon hows the stress levels doing? family stuff well i could write a book about what has happened this weekend and today ...had the socail worker on the phone this morning and the school is just off the phone ...i went to mils and had words...hubby is feeling a bit better though so i'm happy about that ...are you loving the new home? hows the health?

    My stress levels are gradually reducing! We are slowly getting the boxes provided by the removal company unpacked (another couple of weeks should see us done on that! We have discovered some white wine glasses we were given as a wedding present that are still in the foam holder so I think they are going to go to the next jumble sale in the village! The house is good (will be better still when we are all sorted and we have had the works done that the mortgage company wants)

    ok i'm just thinking out loud here so bear with me and please offer any advice or alternatives that you think might work... ok a bit of back ground info would help...hubby is now 40 has been doing the same job now for 16 nearly 17 years it is a hard manual job working in all weather conditions he has arthritus bad back high bloodpressure etc etc due to the job ...the job was brilliantly paid till fairly recently and as a result hubby now earns approx £15,000 less a year (the reason i joined mse) ...i have been saying to hubby since he was 30 he needs to re-train for something else as he wont be fit to carry on doing the job till he's 65 he has always shunned this idea (not very academical but one of the most intelligent people i know) and a few years ago i suggested to him that when we retire if we remain in this country (i hope to move abroad for his health) then we could convert the down stairs of our house into a flat and rent it out to supplement our income hubby was dead against this we have had bad neighbours in the past and now that we have a detached house he wanted to keep it detached (i can agree with what he was saying but was thinking the extra tax free money we would make would help us have a better life) .....

    anyhoo (still with me well done) whilst in thailand (seems so long ago now) hubby and i got to talking about our future retiring was one of the many subjects we discussed i said it's a shame in a way that you dont like the idea of converting the down stairs i can see why you dont like it but it could mean a supplement to our income for us if we are still living in Scotland..hubby said tell me it again so i did went through the idea explained it was just a basic idea but it might be possible ....hubby said yeah it doesnt sound too bad after all but not till we retire fine says i ...

    now i phoned hubby last night to let him know i had arrived at work ok and to see how he was as he came in from work in alot of pain (it's almost daily now) h told me he feels that he wont be able to do his job till hes 50 i laughed and said 60 at least hunny (i think i heard him almost cry at the thought of that)and told him he will need to get his skates on if he is gonna re-train anyway he informed me he had spoken to his friend and told him my idea and his friend said why dont we do it just now it would give us an income and help us pay the morgage off quicker etc...this seems to have fired hubby's imagination ..i just said we'll see last night and left it at that thinkng he wouldnt bother too much with it...so i phoned him this morning to see how he was feeling if he had had a good sleep etc and moan about how tired i am ...and he went on and on about it ....


    now (sorry this is so long) i have had 1 hour and a drive home to think about this and the best solution i can come up with is to work out on a mortgage calculator thingy how much we would need to find each month to pay for the work that would need done and save that amount for one and a half years letting hubby get used to going without his alcohol (something he cant do) his chinese his ju-jit-su etc i'm sure you can see where this is going ...this would give us enough time to see if we could afford it and have some savings in the mean time

    now what we also have to think about is ...son really wants to go to uni and wants his independance now if we converted the place down stairs i think i would feel morally obliged to offer him the space to help him through uni atleast he wouldnt have to find digs and i would know he was safe .... thus rendering the income potential null and void so in my reckoning it aint worth it ...and i am so close to being debt free now i can actually smell see and touch it i dont want to be going adding thousands onto my mortgage ...any ideas anyone??

    Hi elantan

    I can't offer any advice and it's a huge decision. You need to find out all the costs involved, how it would affect the resale value of your house etc etc. If you keep thinking about it and talking about it and your gut feeling will surely tell you.

    It sounds to me as if your OH is so desperate to stop working that he is clutching at the first reasonable suggestion. However 40 is not that old and he could surely retrain and perhaps find work that he enjoyed more and did not affect his health so much. I think he should think about that at least as hard as about the house option. Even without academic qualifications he must have lots of skills and abilities that could get him a job.

    If you did convert the downstairs and let your son live there, could you not charge him rent? After all he will be paying rent wherever else he lives.

    Sorry that's not much help! It sounds as if you have really mixed feelings and I don't think you should go ahead unless you are 100% sure it's the right thing to do.
