You can say, they do checks and that but they can all be done at a fraction of the price the agencies charge and i know ive done it.
2-3% in this market?! sorry. more like 1 or 1.5 % at most. If the average fee is 2 -3 % the average house price will be in the millions
They also chase all the solicitors and agents in the chain to get the sale to go through - granted i've said you can do that yourselves, but agents can get access better than your average joe and know the process and other agents and solictiors will take an agent more seriously than a vandor trying to do a private sale....Annual Grocery Budget £364.00/£1500

What about all the stuff you've missed out?
What about all the work the EA has to do that isn't directly linked to your property?
And the fact that 2-3%, whilst it may be standard rates in your territory (where?), is likely to be 0.75% - 1.50% elsewhere (but quite variable)0 -

What about advertising in the local rag, and the window. What about the amount of people they have on their books they can call who they know are desperate for you house?
It's not that simple of there would be no estate agents.........
Also you've negleted to tell us where you live that so amazing it costs you 2 -3 % to sell through an agent yet the average house price is £180,000.....Annual Grocery Budget £364.00/£1500

A very well know estate agency who use countrywide charge 2 .75% by me, im only talking from my own experience, and like i said i will never use a traditional esate agent to sell my house, this is a money saving website and if selling your house through a cheap online estate agency saves money then so be, i prefer to do it this way.
Its like hips when i put my house up for sale the estate agency where charging about 150 pound more than the cheapest hip place i can find, all they was doing was using a online energy assescor and then charging top wack for it.
Its like my neighbour they had a hip from the estate agent, the man that came around gave them a card, the card had a web address on it, and when he went on the site he could have got the hip 125 pound cheaper if he would have gone diret to them, how can a estate agent charge 125 pound to make a phone call and arrange for someone to go round and do a hip?0 -
My sons girlfriend who works for an EA as told us that this goes on, and to be honest ive no reason to believe she would lie. She works for a big EA and told me they can afford to leave houses on their books for ages as they make their money from other sources ie banking etc, where as the smaller EAs have to rely on selling them and have to work much harder
Your son's girlfriend says that she books imaginary viewings for vendors? (yes, I'm putting words in your mouth - is this as much hearsay as the original comment?) I cannot imagine to what end an EA would book a vewing to which no-one was ever going to turn up. The only result of this is an annoyed vendor

the estate agency industry is bent, this thread is about viewers not turning up, it wouldnt surprise me anything a estate agent will do, it needs to be regulated, i think in the future traditional estate agent will fade a way.
I know you are probably estate agents , but in my opinion finding a good honest estate agent, is like finding rocking horse !!!!!!!!!!!!!0 -

how do you mean a well know estate agency use countywide?
selling your house through an online agency may be the cheapest but i'd never sell my house online..... you never actually meet the agent and you let strangers found by this online agent go round your house? do they do the viewing or do you?
You can get HIPS cheaper than than from an agent....but agents get them quicker so you can market sooner....Annual Grocery Budget £364.00/£1500

It's what i do, i take the time to get to know the person i am showing round so i know whats worth their time and what isn't, If i know that Mr S doesn't want to do work on a property, but wants a large kitchen and low maintenance garden, but didn't liek the layout of propery A because there was no entrance hall and you walked straight into the living room then i know what house will and won't be to his taste. I personally am more likely to get a sale by taking the time out to investigate what he is after.
Alot of agents are target driven in terms of viewings but to me it's quality over quantity, if i get a lower viewing to offer ratio than others it's because i take them time out to do this. not just because its a case of throw **** a the wall and hoping some sticks...
You know as well as I do that this is far from an industry standard. Over time if someone is fussy then I fully accept that you will know what is or (probably actually isn't!) to a person's taste.
Each buyer is also new to you at some point - you don't know if they're going to be the 'no show' kind. Going back to the OP, I can't see how the EA conducting a viewing will prevent 'no shows'?Everything that is supposed to be in heaven is already here on earth.

yes agrred, like i said earlier the most you can do is morning of the viewing is call to confirm.... atleast thats a get out clause if the decide they hate the area.Annual Grocery Budget £364.00/£1500
