    Yes and they'll charge you for the priviledge too.

    The OP is selling through an agent so will have to pay commission regardless of who does the viewing (thats how i read it atleast)

    It is very frustrating when viewers don't turn up, I am sure you prepared the house etc, so a waste of time.

    We had a frustrating time in May when we put it on with a local agent. Lots of viewings booked (which we did), most people attended but it seemed like an never ending flow of people. And we have a young child, so keeping the house pristine was difficult. No real offers, so pulled it off for a break.

    Tried again in Oct, with another agent. They knew from the start that we didn't want to do any viewings, or be here when viewings taking place. We also used the opportunity 2nd time to act on feedback from the first viewings and did things like remove some of our furniture to make it look bigger.

    The new agents approach was to offer "viewing hours" once a week on a Sat. There was a queue (we drove by to see if they were done yet)...

    We ended up with 6 offers, one of which we accepted.

    Before we did it, I would have shyed away from such an approach, but it helped create a buzz about the property. The agent was set up for such an approach which helped, plus they had a very good database/IT set up and you can view online how many details they have sent out, how many have clicked on your house etc. They cost more than other agents and wouldn't come down on price, but we felt it was worth the extra money.

    Just wanted to share my story, maybe your agent could do an 'open day' for you too.

    Yes, that's right. It has only just gone on the market (this is the first weekend), and I daresay there will be lots of annoying things along the way, so I might as well get used to it.

    We have gone for a sole agency, so they have 12 weeks to sell it or they don't get paid.

    We are not in a hurry, which is good.

    Exactly. If they turn up later and make an offer, at least you will be forewarned about their general approach and what you might expect when it comes to exchanging contracts and the rest.

    Thanks for your good wishes and for sharing your story, I found it a very interesting one. Glad it worked out for you. We shall give it a little whle and review the situation. I think it is overpriced but am letting the agent guide me on that to begin with.

    It will all work out in the end. A house is only worth what someone is prepared to offer.

    I don't leave them alone in any part of the house

    Every single house we viewed (15), be it shown around by the EA or by the vendors themselves - was about 50/50 - we were after the show around told to have another look on our own. I found very useful as able to discuss in low voices what we actually thought of the place & generally came back to vendor/EA straight with questions about various bits and bobs. Not sure I could have bought a house that I wasn't allowed to stand in every room on my own to get a feel for the place ...

    Yes but if you want the EA to attend in person to do the viewings you will have to pay for those on top unless you have negotiated it as part of the package.

    They asked me for a key and I said I would rather be there. I will speak to them on Monday to sort something out. They will not get any more than the agreed fee on sale from me, that's for sure.

    No, I wouldn't leave anyone alone to wander around my house. What could they see that they can't see with someone else in the room? I would only imagine that they were opening my wardrobes etc. I don't mind them opening the fitted cupboards but you need to keep things safe and private somewhere.

    That won't be happening. The house will sell eventually.

    Our estate agent asked for a key, but we refused and instead made sure we were there to let the agent and viewers in.

    The agent showed them round and one of us was on hand to answer the inevitable questions the agen didn't have the answers to.

    It was part of the deal with both of the agents we used.

    While buying I've had both accompanied and unaccompanied viewings. The viewings where the home owner showed me round without the agent never went quite so well to be honest.
    My first reply was witty and intellectual but I lost it so you got this one instead :D
