    Im not a fan of estate agents, i think they get paid a lot of money for not doing a fat lot

    To borrow a phrase from another poster - can you 'evidence' that in some way?

    It's what i do, i take the time to get to know the person i am showing round so i know whats worth their time and what isn't, If i know that Mr S doesn't want to do work on a property, but wants a large kitchen and low maintenance garden, but didn't liek the layout of propery A because there was no entrance hall and you walked straight into the living room then i know what house will and won't be to his taste. I personally am more likely to get a sale by taking the time out to investigate what he is after.

    Alot of agents are target driven in terms of viewings but to me it's quality over quantity, if i get a lower viewing to offer ratio than others it's because i take them time out to do this. not just because its a case of throw **** a the wall and hoping some sticks...

    So there were 3 of you all with houses down the same road and the same person went to view them? Whats wrong with that? She might be looking for something in that area

    She lied about being on the market?

    and she wasn't told about the railway...maybe it would put her off before she gave your properties a chance?

    I may have minunderstoond your post, please correct me if i am wrong?

    No agent who really cared about their job and repuation would ever take backhanders.... you always get caught out. That Savills story is a great example.

    My sons girlfriend who works for an EA as told us that this goes on, and to be honest ive no reason to believe she would lie. She works for a big EA and told me they can afford to leave houses on their books for ages as they make their money from other sources ie banking etc, where as the smaller EAs have to rely on selling them and have to work much harder

    She told me where she lived and if she lived where she was supposed to, she would have known there was a railway, it was proved when i confronted him.

    well thae average house costs 180,000 pounds a estate agent comes round takes a few photos does a description and advertises on rightmove, round by me the fees are between 2 and 3 percent.

    So it doesnt take long to advertise a house, i have done it myself with housesimple, and i have also used a online letting agent which cost me 50 pound.

    It took me two hours at the most to do the photos and the description, i then had potential buyers and tenants contact information emailed me and i would then contact them by phone or email to arrange a viewing.

    So a estate agent can charge £4500, for selling a average house which in total including phone calls would be about half a days work.

    thats why i think they are a rip off and thats why i will never use a trditional estate agent ever again.

    Its like now i rent my own house out, i dont charge my tenants massive fees to rent and i dont get charged 10 percent each month for doing jack.

    My tenants never cause me any problems and i never hear of them, so why should i pay a letting agent 10% a month to pass the money on to me?

    You can say, they do checks and that but they can all be done at a fraction of the price the agencies charge and i know ive done it.
