    Yes but if you want the EA to attend in person to do the viewings you will have to pay for those on top unless you have negotiated it as part of the package.

    No you don't..... or atleast i've never ever heard of it, can you name and shame the agent please?

    If you have to pay for them to do viewings on top of the commission....what are you paying them for.. you and your solicitor can chase the rest of the sale through pretty much.

    Some EAs are crafty and will make up "ghost viewings" just to make believe they are doing everything they can to sell your property, dont want to put a downer on it, but that is the nature of the beast

    When we sold our house we did all the viewings ourself. As it's our house obviously we are best placed to answer any questions about the house and the area. People who wanted to view phoned us direct to arrange the best time. Also if we got our solictor to show people round that would be an extra expense and it's dear enough.
    Lost my soulmate so life is empty.

    People can be very rude. I guess we will just have to brace ourselves for this sort of thing, it is a tough enough process without that though.

    This raises two issues that I can see;

    1. Whether the agent or yourselves took the booking, you should have got the name and contact details of your viewer. Then, 10-15 mins after the appointment time, phoned them to say 'Where are you? We've got a viewing booked'

    2. Your agent should have an out-of-hours contact method. Mobile, diversion from office phone, whatever.

    Two ways of looking at it - do you leave a stranger alone in any room of the house, in case they steal something, or - going back to my previous post - if you or your agent have spoken to them to make the appt, got a name and phone number out of them, and possibly got some more detail, such as whether or not they're on the market already, where they live, are they local, etc, etc - doesn't that reduce the risk? Honestly, how many burglars are likely to go around viewing houses, showing their faces to the owners, and walking off with bits and pieces from the house?

    Someone says later on in the thread, they wouldn't buy a house unless they were left alone to discuss it - why can't they take notes as they walk around and discuss them later in private after they've left the house?

    You're joking, right? The only reason some estate agents know me is that I've been doing this forever and they know me because I've sold through them first. The vast majority of the time I can categorically state that the EA does not know me or what I want. Even if I have told them!

  • Most estate agents dont do viewings, they will tell you they will, but 9 times out of 10 they will leave it to the owner.

    Im not a fan of estate agents, i think they get paid a lot of money for not doing a fat lot, and has for viewers not turning up is a nightmare, some people just dont have any decency.

    When we had our house up for sale we had a few who never turned up and even had one drive up the road and say they didnt like the road, so they wasnt going to view.

    Having said that the worse people are the rubber neckers, who arrange a viewing knowing they are not in any position to buy.

    Its all the preparation people go through so get ready for a viewing, these people are just a waste of space.
