    Called up again and finally had my cheque sent last week. It seems the solicitor dealing with my claim decided to go on holiday without sorting out the invoice!! Other lady was really helpful though and I received the cheque within 3 days of our conversation.

    I think that is quite ambiguious and will ask about it....not that I plan for the sale/purchase to fail but I suppose you never know. I'm sure it isn't a problem, perhaps their standard letters need updating.

    My understanding of No Move - No Fee is that only disbursements would be payable.

    The fees stated are for work of a "standard" nature and they do reserve the right to charge more for additional work. A tariff of likely additional fee's is attached however.

    A payment on account for £200 has been requested - this is apparently normal practice.

    Apart from that everything else looks fairly straightforward - there is also a concise information pack enclosed.

    Just one question, I have the deeds to my own property so presumably the solicitor will need those soon - what typically is the Deeds/Postage fee for? £15.00 seems alot of money to send about 30 sheets of paper by next day recorded delivery to the buyers solicitors.

    Hi, not it wasn't in addition... it's a bit like a deposit... I got mine back less disbursements as my move did not complete...

    That was 2 years ago though so be sure to double check.
  • I am using conveyancing warehouse at the moment which in my case is a front for roberts solicitors (http://robertssolicitors.moonfruit.com/).

    From my experience they are appalling. I have no chain I've had a 50% mortgage approved and waiting for the past 5 weeks, my vendor moved to another house 6 months ago so there is vacant possession yet we have been waiting about 6 weeks from our initial instruction without any indication yet of a likely exchange date - as of last week they hadn't even initiated searches.

    I met with my vendor today and they informed me that they had signed their contract 2 weeks ago. I sent my completed sdlt to them (which they change extra for to do themsleves) about 3 weeks ago and it took them over a week to acknowledge and point out that they wanted stamp duty transferred to them not tax office.

    Despite the current climate they appear to have taken on more work than they can effectively handle. The only time we get any movement is when we chase them. Even then they fail to respond to emails, letters or follow-up on promises made over the phone.

    When we appeared to have a stalemate for no apparent reason it was me emailing both roberts and my vendors solicitor that together that got them moving.


    In short cheap, but poor. Everything that people hate about solicitors fronted by a modern web interface. Avoid them if you can.

  • I too am in the middle of the sale of my property with conveyancing warehouse (Roberts Solicitors). I chose them on the basis of the early posts made in this thread that were generally positive. That was a mistake. I am so appalled at the lack of service that I have now instructed a firm of local solicitors to deal with the purchase of our new property preferring to spend the extra £400 or so that this costs rather than let CW hold things up.

    To date I have sent CW 7 emails and made 5 telephone calls to them and have never received a reply to any email and have only ever managed to speak to an assistant on the phone who tells me I need to speak to the solicitor who will ring back but never has!

    At this point in time I am so fed up with CW I am even considering de-instructing them at this critical phase in the process and passing the work onto the local solicitors because they at least answer your calls and emails and seem to be professional - everything, in fact, CW appear not to be.

    I guess that, when you deal with a sausage factory, you get poor quality meat - use them at your peril!

  • I don't know anything about Conveyancing Warehouse but clearly if they were supposed to be that bad I would have expected somebody to complain to someone more senior in the firm first. Last post suggests that this might not have been done. This should always be first thing to do as it usually sorts out the issue quickly.

    I used them and they were \8okay*. I wasn't expecting too much for the anticipated price.

    We were dealing with a purchase withour usual solicitor and sort of left them to our sale, having given them our expected completion date. No chain, freehold so no complex issues. When our purchase completed, we called for an update and nothing had been done - although nothing had been done by our buyer's solicitor either and they were paying quite a lot for the service. They had to be chased, but once they got going, they pulled it out of the bag. It was nice to get everything via emails - copies of deeds, searches etc.

    I would, Wayne please take note, appreciate the Completion Statement that I've asked for three times now!! Three months down the line and I still don't know exactly how much we paid for their services. And I really need it for my Company accounts :(. I would consider using them again making sure I keep my eye on the ball but not if I can't get the most important piece of paper off them!
