www.conveyancing-warehouse.com Good/Bad?

FOr a few weeks I have been considering http://www.conveyancing-warehouse.com for my sale and purchase.To date I have found lots of people on here mention them but only one person seems to have used them (as was very happy).Does anyone have any further feedback please?

    I'm not using them so have no advice but I am using Premier Property Lawyers of Enderby, Leicester - who offer the same service by the looks of things. I'm impressed with their service so far.

    I've had the contract papers through from CW.

    First thing I note is that on the website it states:-
    What if My Transaction Falls Through?
    It is our aim to protect client’s that are victims of a collapsing chains or gazumping but not protect the people that cause chains to collapse. We therefore operate a ‘no move – no fee’ policy provided the transaction falls through due to circumstances outside of your control. Otherwise, you would be charged a percentage of the fees depending on the amount of work that we have carried out on your transaction.

    however the papers only state:-
    If your sale or purchase fails to complete you will be charged a percentage of the total fee based on the amount of work carried out on your file.

    I think that is quite ambiguious and will ask about it....not that I plan for the sale/purchase to fail but I suppose you never know. I'm sure it isn't a problem, perhaps their standard letters need updating.

    My understanding of No Move - No Fee is that only disbursements would be payable.

    The fees stated are for work of a "standard" nature and they do reserve the right to charge more for additional work. A tariff of likely additional fee's is attached however.

    A payment on account for £200 has been requested - this is apparently normal practice.

    Apart from that everything else looks fairly straightforward - there is also a concise information pack enclosed.

    Just one question, I have the deeds to my own property so presumably the solicitor will need those soon - what typically is the Deeds/Postage fee for? £15.00 seems alot of money to send about 30 sheets of paper by next day recorded delivery to the buyers solicitors.

    Is your house registered? If so then they don't need you to send them the physical deeds as they can download a copy from H M Land Registry website for £4.00.

    If you house is unregistered then they will need the physical deeds send them recorded and keep copies, it would be an absolute nightmare if the deeds were lost!

    Is the £15.00 what they are charging you for issuing contracts to your buyer? if so then that is steep for postage as they would send them normal first class post.

    My house is registered...

    I'm not sure to be honest what the fee is for, it wasn't shown on the original quote I was given on their website, everything else matches up OK though.

    The other non-standard fee's seem reasonable and probably not applicable anyway.

    An update...

    So far so good, I haven't spoken to my solicitor yet but I sent back my instruction papers with proof of ID on Tuesday, and these were received back today by recorded delivery.

    They have asked for the deeds papers that I have - The Woolwich insist that they have the "full" deeds, and the stuff I have is only relevant to boundaries etc... which will be interesting because the Woolwich want to charge me £275 deeds release/admin fee.

    I might ring my solicitor and speak to him about this as well as a few other things tomorrow.

    Well they seem to be turning things around quickly, this morning I received the initial sale contract papers and detailed questionnaire of items that we will be leaving.

    A further update...I am very impressed, they are turning paperwork around almost on the same day it is received, I have yet to speak to my solicitor but his assistant was very helpful.The documents I have received from them have been very clear and concise.Should exchange contracts in the next week or two.
