You may not have to wait as long as you think...... our legal work has flown by... helped by the quick actions of CW.Both yesterday morning and today I had emails waiting for me on my work email address, updating me on how things were progressing - these came from Emma who seems to be the main person tasked with our sale/purchase.All is going very smoothly and our completion date has been verbally agreed as the 18th August with exchange of contracts early next week.... not bad considering I only found the place we wanted to buy and instructed CW a month ago.0

Instructed conveyaning warehouse. Promptly sent documents and now requesting £200 on account. Going well so far.
A question though:
Can I want until after valuation before sending the £200 cheque? The reason for this is that we are not sure the valuation will go through, so we know we'd lose the valuation fee but don't want to risk losing money form conveyancers. Valuation should be within a week.0 -
HI,You need to check but I think the £200 simply sits on the account... certainly it has been shown against our sale price as additional income and not required to pay for up front costs.As long as the "no sale" was not your fault you should get a full refund.I should be completing next week.... and have continued to find CW doing an excellent job, infact other solicitors in the chain have been left standing (leading CW to do all the chasing)0

Hi All, from your glowing reports we also decided to go with CW... helped along by the fact that they were £400 cheaper than our local solicitors!
As previously reported CW were very timely in sending out the paperwork and returning our documents! Now waiting on mortgage application and survey so may be a while before I have anything else to add... will try to update as and when!

I'm having lots of problems with my chain, but CW and particularly Emma are doing absolutely everything they can.
We are really facing some frustrating issues at the moment that stem from my buyers solicitor, I am so glad I chose CW.
Our sale/purchase continues at a sluggish pace now and it may well collapse completely, I will keep you posted.

Did you ever get to the bottom of what happens (fingers crossed for you it doestn) in terms of the chain collapsing ie will you have to pay all costs to date?
Ps that 275 deeds release fee. sounds like yet another unenforceable fee. If you have to stump it, I expect youd be able to get it back via the smallclaims track:beer: Well aint funny how its the little things in life that mean the most? Not where you live, the car you drive or the price tag on your clothes.

I haven't asked but I believe it is just disbursements that are paid.
The £275 I have started a complaint to the Woolwich as I feel that is unjustified (see the Alliance and Leicester admin fee thread)0 -
Everything has dragged out on our purchase due to our lender being very slow (we were warned of this that RBS is very slow with processing applications). Conveyancin warehouse have been great and really on top of things, putting things in the post etc. as soon as they receive them. We are hoping to complete on the 15th of this month, so I will report back then. We have a 100% mortgage so can not put down a deposit so may have to exchange and complete on the same day. This does bring an extra fee from conveyancing warehouse, but even including this fee the price is still very competitive. I will list all final charges from conveyancing warehouse once I receive them.

I can't praise CW enough. We are set to complete on 14th of this month and that will have been 6 weeks from when the offer was accepted. They have been prompt with everything and we havent had to chase them at all. Any questions we had have been answered and its all generally tip top. Thumbs up to them.0

As some of you may have seem... our move collapsed (but there is a small glimmer of hope it may be on again...I won't count my chickens just yet though)
I was told on Monday that CW would send out a cheque that took into account the disbursements and also interest on the funds they have held....
We received the cheque.... for £60 pounds more than we originally sent them.... so taking into account £200 held on acount we have lost about £140 (I think?????)0
