    1) MFW Nov 21 £202K now £171.8K Equity 36.37%
    2) £2.6K Net savings after CCs 10/10/25
    3) Mortgage neutral by 06/30 (AVC £27.9K + Lump Sums DB £4.6K + (25% of SIPP 1.25K) = 34/£127.5K target 26.6% 10/10/25
    (If took bigger lump sum = 60.35K or 47.6%)
    4) FI Age 60 income target £17.1/30K 57% (if mortgage and debts repaid - need more otherwise) (If bigger lump sum £15.8/30K 52.67%)
    5) SIPP £5K updated 10/10/25

    ive got my gym refund so now i just need my wages! :T Have emailed old boss so will see what happens.....

    tooth is sore this morning but i did get some sleep so thats good!

    That's great you have the gym refund. I am starting to finally get my money back too. We were waiting for wages for OH, tax back and deposit money and looks like all are coming soon. It's a great feeling isn't it?

    When does your MA start? That will be a great help to you. It won't be long before you get your HIP grant as well and I'm sure you will be entitled to the £500 sure start grant :)

    i dont think i will because im not on jsa or income support..... migt try for it anyway i guess....

    dh got a tax refund too, of £100+ but i think thats gna end up being swallowed up in bank charges etc....

    bro-i-law's mates house is poss free for us to view this weekend which is cool....

    had a horrid experience voicing my interest in volunteering in the shop I went into yesterday, and got a bit upset...

    recovered by chatting to a nice bloke in Oxfam and he gave me an application form for there, so filled that in, and gonna take it in tomorrow.... Might attach a letter to it as well as it doesnt exactly give you much space to say why you want to do it/what you can bring to it......

    face is doing ok today, seems that the cold really aggrevates it....

    Spoke to BIL's friend as well, and he said the current tenants are moving out end of the month, and we should be able to go round this weekend to check it out, said if you notice anything you want touched up/fixed or anything, let him know and he'll get it done..... said there was some damage to the hob, but thats being replaced in 2 weeks..... so he seems pretty on the ball and trustworthy.....
    Would just need to find out what he wants in terms of deposit, credit checks etc.....

    House viewing tonight, hope it works out. Its from bil's friend so hoping we can negotiate on the rent a bit...... from what ive heard from everyone its a really nicely done out place, and is empty as of the 15th, so with any luck (if all else works out) we could be in there before my birthday :)

    Little L is 22 weeks today..... really hope the weeks start going quicker when i get some work in, moving etc. they're really dragging for me now....

    got to drop my volunteer application in today too xx

    my birthday is 15th march LOL

    but its going to rest on logistics of getting all our stuff, and Gordon here from Kent.....with DH's shift rotation etc

    House was good, kitchen was smaller than I was hoping for, but pointed out to DH we're not gonna be living there forever, it is more a stop gap home till we can buy with my parents, its close to my sisters, to town for me to walk to with baby, and park space to take Gordon to......

    Only downside is im now gonna have to negotiate on the rent with him.... and im such a bad haggler, but its not worth 450 (which is what he was gonna ask the existing tenants for - but i think that was just a due rent increase).... so if we can get it for 400, no fees, and a months deposit max, then we're happy with it.....

    Plus its walking distance to the hospital for me to give birth LOL

  • You have a while til your birthday then so hopefully you can get the house for £400 a month and move in and get settled before L arrives. You have nothing to lose by asking for a reduced rent and I'm sure he would rather rent to someone trustworthy than tenants who he doesn't know.

    Sounds like a lovely house and in a good place. Fingers crossed you get it. Can your DH talk to the guy about it? My OH does all the negotiating as I'm too scared to haggle.
